Selling a Home During Divorce in Farmington
Two people, one number. You get a neutral valuation, the same information to both sides at the same time, and a properly marketed sale.
Two people have to agree on one number
That is the whole difficulty, and it is not really a real estate problem.
In an ordinary sale a seller can be optimistic about price and the market corrects them gently over a few weeks. In a divorce sale an optimistic number is not a private mistake. It is evidence in a disagreement, and once two people are holding different numbers, every conversation after that gets harder.
In Farmington there is a specific version of this that I see more than anywhere else, and it is worth knowing about before it happens to you.
My job here is narrow and I keep it narrow: get to a number both of you can look at, market the home properly, communicate the same information to both parties at the same time, and keep the transaction moving while other things are being decided elsewhere.
This page describes how I work. It is not legal, tax or financial advice, and decisions in a divorce belong with your attorneys.

Where a Farmington valuation goes wrong
I-15 splits this town into two housing markets. East of the freeway, Cave Hollow runs roughly $550,000 to $1M. West of it, Chestnut Farms and the streets around it run $1M and up.
So it is entirely possible for two people to pull perfectly real comparable sales, barely a mile apart, and arrive at numbers a few hundred thousand dollars apart. Neither of them is lying. One of them crossed the freeway.
Add to that the fact that some Cave Hollow addresses read as west addresses even though the neighbourhood sits east of I-15, and you have a dispute that looks like bad faith and is actually just geography.
An automated estimate makes this worse, because it pulls by distance and does not know the line exists. If both of you are working from website figures, you are very likely working from two different markets.
What the market is actually doing here
Over the twelve months to September 2026, 166 single-family homes sold in Farmington at a median of $749,950, in a median of 31 days. 45 of them sold above $1 million.
31 days matters in this context. It is the fastest of the three towns I work, which means a properly priced Farmington home does not generally sit, and neither of you is waiting months for the thing that unlocks everything else.

How I handle both sides
This part does not change with the address. The same information reaches both of you at the same time, every showing and every offer. I do not take a side and I do not carry messages. The marketing is not compromised because the timeline is difficult, and nothing about why the home is selling appears anywhere.
How that works in full, including what I do and what stays with your attorneys, is on selling a home during divorce.
Where to start
Start with the number, because almost everything else waits on it. A real Farmington valuation prices against the right side of the freeway, which is the single most common cause of a dispute here.
If a court has already ordered the sale, or your attorneys have agreed the terms, bring me what has been decided and I will work inside it.
Tell me where things stand and I will tell you plainly what the house is worth and what the next step is. It costs nothing and commits neither of you to anything. More on the town is on the Farmington page, and selling a home during divorce covers the process generally.
Frequently Asked Questions
Why do we have two completely different valuations?
Very often because one of them crossed I-15. Farmington is two housing markets either side of the freeway: Cave Hollow east at roughly $550,000 to $1M, and Chestnut Farms and its neighbours west at $1M and up. Both sets of comparables can be real and still produce numbers hundreds of thousands apart.
Will you take sides?
No. The same information reaches both of you at the same time, and anything that needs negotiating between you goes to your attorneys. My job is the house.
How long will it take to sell?
Farmington's median was 31 days over the last twelve months, the fastest of the three towns I work. A correctly priced home here does not generally sit.
Can one of us list the home without the other?
That is a legal question for your attorney, not one for me to answer. Bring me what has been agreed or ordered and I will work inside it.
Will people know why we are selling?
Not from the marketing, and not from me. Nothing about the reason for the sale appears anywhere, and I do not discuss a client's situation with anyone outside the transaction.
