What Your Farmington Home Is Worth
An automated estimate does not know which side of I-15 you are on. A real number, and the reasoning behind it.
The number the websites give you does not know this town
An automated estimate works from square footage, bedrooms and whatever sold nearby. In most places that gets close enough to be interesting. In Farmington it is frequently wrong by a six-figure margin, and here is exactly why.
I-15 splits this town into two housing markets. East of the freeway, Cave Hollow runs roughly $550,000 to $1M. West of it, Chestnut Farms and the streets around it run $1M and up. An algorithm pulling comparables by distance will happily price a home on one side against sales from the other, because on a map they are barely a mile apart.
It gets worse. Some Cave Hollow addresses read as west addresses even though the neighbourhood sits east of I-15. That is the sort of thing a website has no way to know and a person who lives here cannot get wrong.

What Farmington actually did last year
Across the twelve months to September 2026, 166 single-family homes sold in Farmington. The median was $749,950 and the median time on market was 31 days. Sales ran from $365,000 to $3,400,000.
45 of those sold above $1 million. That is 27%, better than one home in four. If anyone has told you Farmington does not have a luxury market, that number settles it.
Which is also why the median is a poor guide to your own home. If you are sitting in Chestnut Farms, the town median is roughly $200,000 below where your conversation starts. If you are in Cave Hollow, it is above you. The median describes a town, not a house.

The third thing that moves your number
New construction is going in around Cave Hollow on its south side, and it changes what your home is competing against.
A builder can offer incentives, an upgrade allowance and a finish date. What a builder cannot offer is a finished home, mature landscaping, or a move-in date the buyer controls. Those are worth real money, and they get argued for in the pricing and the marketing or they get given away.
Pricing against new construction without accounting for any of that is how a perfectly good resale sits for sixty days and then takes a reduction it never needed.
How I put a number on it
I look at what sold on your side of the freeway, in your price tier, recently enough to matter. Then I look at what is on the market now, because that is what your buyer is comparing you against. Then I tell you the number and the reasoning, and you can push back on either.
171 Farmington sales on record. I have also been recognised as the most accurate pricing agent by the largest asset management company servicing Utah, at 97% accuracy between my valuation and the final sale price. That work is for banks and asset managers who do not care how I feel about a house, only whether the number holds.
I live in Farmington. I have watched this town change street by street for 34 years.
The valuation is free and it commits you to nothing. Plenty of people get the number, decide the timing is wrong, and I hear from them two years later. That is a perfectly good outcome.
What you do with the number
If it is higher than you expected, and in Cave Hollow it often is, the next question is what that equity buys on the other side of I-15. Trading up in Farmington covers the move and the sequencing.
If you are ready to sell, selling your home in Farmington covers what happens next and the selling process page has the full sequence.
If the number is lower than what you owe, that is a different conversation and not one to put off. Short sale and pre-foreclosure is the honest starting point.
Tell me about your home and I will get you a real number. More about the town is on the Farmington page.
Frequently Asked Questions
What is the average home price in Farmington?
Over the twelve months to September 2026, 166 single-family homes sold at a median of $749,950, in a median of 31 days, ranging from $365,000 to $3,400,000. Your own home could sit well above or below that depending on which side of I-15 it is on.
Why is the online estimate different from your number?
Automated estimates pull comparables by distance. In Farmington that means pricing a Cave Hollow home against a Chestnut Farms sale less than a mile away and in a completely different price tier. Some Cave Hollow addresses also read as west addresses while the neighbourhood sits east of the freeway, which no algorithm knows.
How many homes over $1 million sell in Farmington?
45 in the last twelve months, out of 166 single-family sales. That is 27%, or better than one in four.
Does a valuation commit me to listing with you?
No. It is free and it commits you to nothing. A fair number of people get the number, decide the timing is not right, and I hear from them a year or two later.
How accurate are your valuations?
On the institutional side of my business I have been recognised as the most accurate pricing agent by the largest asset management company servicing Utah, at 97% accuracy between my valuation and the final sale price. Asset managers do not care how anyone feels about a house, only whether the number holds.
