Selling a Home During Divorce in Kaysville
Two people, one number. You get a neutral valuation, the same information to both sides at the same time, and a properly marketed sale.
Two people have to agree on one number
That is the whole difficulty, and it is not really a real estate problem.
In an ordinary sale a seller can be optimistic about price and the market corrects them gently over a few weeks. In a divorce sale an optimistic number is not a private mistake. It is evidence in a disagreement, and once two people are holding different numbers, every conversation after that gets harder.
In Kaysville the disagreement usually starts somewhere specific, and it is worth naming before it costs you both time.
My job here is narrow and I keep it narrow: get to a number both of you can look at, market the home properly, communicate the same information to both parties at the same time, and keep the transaction moving while other things are being decided elsewhere.
This page describes how I work. It is not legal, tax or financial advice, and decisions in a divorce belong with your attorneys.

Where a Kaysville valuation goes wrong
The southwest corner of this town is built out with large homes on large lots and trades as a different market to the rest of it. Sunset Equestrian Estates runs roughly $1M to $2M and above. Mountain Vistas sits north of it in West Kaysville. Around Mutton Hollow, homes sit on acre-plus lots where horses are kept on the property.
Kaysville is not big enough for distance to separate those pockets, so an automated estimate cheerfully prices a large-lot home against ordinary suburban sales a few minutes away. One of you finds the town median, $655,000, and the other finds what the neighbours on large lots actually got. Both numbers are real. They are describing different houses.
Lot size does more work here than almost anywhere nearby, and whether a property can keep horses is a genuine value question rather than a lifestyle footnote. That is not something a website weighs correctly.
What the market is actually doing here
Over the twelve months to September 2026, 275 single-family homes sold in Kaysville at a median of $655,000, in a median of 28 days. 52 of them sold above $1 million.
28 days is the fastest of the three towns I work, and the upper end moved faster still: homes between $1.5M and $2M sold in a median of 9 to 12 days, across 15 sales. If the house is the thing holding everything else up, that is genuinely good news for both of you.

How I handle both sides
This part does not change with the address. The same information reaches both of you at the same time, every showing and every offer. I do not take a side and I do not carry messages. The marketing is not compromised because the timeline is difficult, and nothing about why the home is selling appears anywhere.
How that works in full, including what I do and what stays with your attorneys, is on selling a home during divorce.
Where to start
Start with the number, because almost everything else waits on it. A real Kaysville valuation prices against your pocket of the town rather than a town-wide average, which is where most disputes here begin.
If a court has already ordered the sale, or your attorneys have agreed the terms, bring me what has been decided and I will work inside it.
Tell me where things stand and I will tell you plainly what the house is worth and what the next step is. It costs nothing and commits neither of you to anything. More on the town is on the Kaysville page, and selling a home during divorce covers the process generally.
Frequently Asked Questions
Why are our two valuations so far apart?
Usually because one used the town median and the other used the southwest corner. Sunset Equestrian Estates, Mountain Vistas and the acre-plus lots around Mutton Hollow trade as a different market to the rest of Kaysville, and the town is too small for distance to separate them automatically.
Does having horse property change the value?
In the southwest corner and around Mutton Hollow it genuinely can, because it is part of what buyers there are shopping for. It varies property to property, which is exactly why a town median will not settle an argument.
How long will it take to sell?
Kaysville's median was 28 days over the last twelve months, the fastest of the three towns I work. Homes between $1.5M and $2M moved in a median of 9 to 12 days across 15 sales.
Will you take sides?
No. The same information reaches both of you at the same time, and anything needing negotiation between you goes to your attorneys.
Will the neighbours know?
Not from the marketing and not from me. Nothing about the reason for the sale appears anywhere, and I do not discuss a client's situation outside the transaction.
