Your listing, presented
Who sees your home in its first week?
Every home I list gets professional photography, video and drone footage. Then I pay for ads on Facebook, Instagram and TikTok, aimed at the people most likely to buy a home like yours. On a typical listing, about 45,000 people see it.
You don't hire the photographer, write the description or pay for the ads. None of it is an extra charge to you.
The film here is one of mine. Press play and you'll hear how I talk about a home to the people who might buy it.
In the film: a five-car garage with room for boats, collector cars and toys, 50 feet of RV parking along the side, and a primary suite with its own bonus room and a walk-in closet about 17 feet wide.
“We did everything he suggested which resulted in multiple offers shortly after it was listed and without going through the hassle of open houses.”

You asked for it. You got it. Five car garage. You can fit five SUVs. You can probably stack up six Teslas in there. And if you want to, you put nine Mini Coopers in there if you want. Bring your boats, bring your collector cars, bring your four wheelers, all your toys. There's also a 50 foot long RV parking on the side. But even better inside, the primary suite has a bonus room that's like a huge office or an exercise room or a nursery, whatever you want. And the walk-in closet is like 17 feet wide. It's huge. An awesome primary suite. It's over 4,000 square feet, six bedrooms, three baths, all on .36 acre lot. You can't ask for any more of that. Right here, Syracuse, Utah. Come take a look.

Pricing and appraisal
What happens when the appraisal comes in $100,000 low?
It happened on one of my listings. The appraiser came from out of the area, and the number came in $100,000 low. Even the buyer said there was no way the home was only worth that.
I got a copy and went through it line by line, digit by digit, number by number. I looked at the sales the appraiser chose to compare, and the ones they chose not to use. The buyer changed lenders, the new appraisal came in above what we needed, and my seller got the price I negotiated for them.
I speak appraisal. I've written valuations to appraisal standards for more than 20 years, so I price your home the way an appraiser will read it, before a buyer ever sees it. And when an appraisal is wrong, I've had them raised by tens of thousands of dollars.
“I've bought and sold three different homes with David. ... sold for a record high within the neighborhood and within 24 hours of listing.”

In writing
Don't sell your home without these guarantees.
Listing Cancellation Agreement
Cancel any day before an offer is accepted. No fee, no penalty. My performance keeps your business, not a piece of paper.
Guaranteed Sale Program
We agree on a price and a timeline in writing. If your home doesn't sell on those terms, I either buy it myself or sell it without charging you a listing commission, and which one is my call. Not every home qualifies, and the terms are set once I've seen yours.

What my clients say when I'm not in the room
“My home was listed for 2 weeks and I received 3 offers, including one that was over the asking price. By investing about 14k I was able to get about 70k more from my home.”
“He helped us sell our home quickly and for a good price. He kept us from making a major mistake when looking for new homes.”
“This was the 5th time I have purchased a home, and by far the best experience. David has expertise that is unmatched in Davis county.”

Who you'll be working with
Who picks up the phone when something goes sideways?

Buying instead?
Why would a seller choose your offer over theirs?
A listing agent wants the offer that will close. Yours goes in with my name on it, a lender who has already checked your numbers, and terms the other side can trust.
I also put a number on what I'll save you. On a home at $1 million or more, I negotiate at least $20,000 off, or I pay you the difference up to $5,000 at closing. That's my Savings Guarantee, and it comes with conditions.
“We're convinced the only reason our offer was accepted on our dream home is because of David's high reputation in the real estate community.”

In Farmington, the freeway splits one town into several housing markets. I've sold 171 homes there and I live there, so I know which subdivision sits where and what that does to the price. My office is in Salt Lake, and Farmington, Kaysville and Centerville are where my family lives. I sell homes all across Davis and Salt Lake County.
