Kaysville, Utah Real Estate
A bedroom community by choice, with more million-plus sales last year than Farmington had.
Living in Kaysville
Kaysville is a bedroom community, and that is what people come here for rather than what they put up with.
It has shops. They are simply spread along two roads instead of gathered into one place. Stores run along 200 North east of I-15, and along Main Street from the high school north to the Layton border. No mall, no big-box strip, nothing like the concentration one town south. Errands here mean driving a road, not parking once.
Boondocks is in Kaysville, with bowling, an arcade, batting cages and bumper boats, and there is a nursery nearby. Along the I-15 corridor beside it there is a short run of industrial and office space, which is business rather than retail. Cherry Hill is here too, with a water park, a lazy river and swimming pools. Kaysville Ponds, four of them, sit on the west side right along I-15, stocked with trout, bass and catfish.
Davis High School is in Kaysville, and so is Davis Technical College.
Access is straightforward in both directions. I-15 and 215 are both easy to reach, and Layton sits closer to Kaysville than it does to Farmington, which matters more than people expect: more shops, more theatres, and Hill Air Force Base, which is why a good number of the buyers I work with here are serving or have served.
The one difference nobody mentions until you have lived here
Kaysville does not go up on the mountain. None of it.
Drive east and you do not climb the bench, you cross into Fruit Heights, which runs from North Farmington up to Layton and takes the foothills with it. A few pockets of Kaysville's east side stay Kaysville, but most of it becomes Fruit Heights.
That is the honest reason Kaysville is not known for hiking and biking the way Farmington is. Farmington climbs into Farmington Canyon, with trails for hiking, biking and horse riding, and Farmington Pond up in it. Kaysville has no equivalent, because it has no canyon.
If weekends on the trail are the point of moving here, that single fact should probably decide which of the two towns you buy in. No agent can sell you a mountain the town does not have, and I would rather tell you now than after you have moved.
Where the money is in Kaysville
The luxury concentration is Sunset Equestrian Estates, in south Kaysville on the west side of I-15, where homes run roughly $1M to $2M and above. It is a large neighbourhood with an equestrian centre in it, and a few lots there are big enough to keep horses on the property.
North of it, in West Kaysville around 200 North between Flint and Angel Street, is Mountain Vistas. Separately, up around Mutton Hollow, homes sit on lots of an acre or more where horses are kept on the property.
This is also where Farmington move-up sellers land. Owners selling in Cave Hollow, east of I-15 in Farmington, regularly buy at this tier, and Sunset Equestrian Estates is one of the two places they go. I have handled several of those moves. If that is the trade you are weighing, trading up covers the sequencing, and a real valuation is where it starts.
Across the last twelve months, 275 single-family homes sold in Kaysville at a median of $655,000, in a median of 28 days. The top sale was $2,485,000.
52 of those sold above $1 million, which is the part of this market most people underestimate. And the upper end does not sit: homes between $1.5M and $2M sold in a median of 9 to 12 days, well inside the town’s overall 28. If you own at that level and your worry is that the buyer pool is too thin, the last year says otherwise.
Source: Wasatch Front Regional MLS, single-family sold listings, Davis County, pulled 28 September 2026. The $1.5M to $2M figure covers 15 sales, so treat it as a strong signal rather than a guarantee.
How I work in Kaysville
30 Kaysville sales, and I have lived one town south for 34 years, which is long enough to know which side of the freeway a street sits on and what that does to the number.
Every listing gets professional photography, videography and drone footage as the baseline, then a funded advertising campaign across Facebook, Instagram and TikTok, distributed through LinkedIn, YouTube Shorts, Butterfly and X. From my own advertising account, a funded campaign has put each home in front of 36,000 to over 138,000 people. My walkthrough videos have logged 43, 52 and 53 hours of watch time on single listings, against the 1,000 to 2,000 views a Zillow listing commonly collects.
A bedroom community is a specific marketing problem, not a general one. There is no foot traffic here and no commercial district pulling people through, so a sign in the yard reaches the neighbours and nobody else. Paid advertising is how a Kaysville listing gets seen by somebody who is not already driving past it. The full walkthrough is on the selling process page.
I am a Principal Broker and I own my brokerage, so when a transaction gets complicated there is nobody I have to go and ask.
Kaysville against the towns either side
Farmington, immediately south, has Station Park: stores, restaurants, a theatre, a fountain show, ice skating in winter, concerts and car shows, a Mercedes dealership and a Bass Pro Shop. It also has Lagoon. Kaysville has none of that and is ten to fifteen minutes from all of it.
Fruit Heights, immediately east, is where Kaysville's bench actually went. Layton, to the north, is closer from here than from Farmington.
Centerville sits south of Farmington, where North Centerville and South Farmington are steadily building into each other.
All of this sits in Davis School District, the second largest district in Utah, with around 73,000 students across 59 elementary schools, 17 junior highs and 8 high schools. In Kaysville that includes Davis High School, and Davis Technical College is here too. Ratings and test scores are published and easy to look up, and I would rather you read them yourself and form your own view than take an agent’s word for it. I can tell you exactly which schools serve a specific address.
Most buyers looking at Kaysville are also looking at one or both of the others. That comparison is worth having out loud before you tour anything. Tell me what you are trying to do and I will give you the straight version, including the times the answer is a different town. If you want the background first, the main page covers how I work.
Frequently Asked Questions
Does Kaysville have hiking and biking trails like Farmington?
No, and the reason is geography rather than neglect. None of Kaysville goes up onto the mountain. Drive east and you cross into Fruit Heights, which takes the foothills with it. Farmington has Farmington Canyon and its trails; Kaysville has no canyon.
What is the luxury area of Kaysville?
Sunset Equestrian Estates, in south Kaysville on the west side of I-15, where homes run roughly $1M to $2M and above. There is an equestrian centre in the neighbourhood and a few lots large enough to keep horses on the property. Mountain Vistas sits north of it in West Kaysville.
Which high school serves Kaysville?
Davis High School is in Kaysville. I can tell you which schools serve a specific address, and I would encourage you to look at them yourself and form your own view.
How far is Kaysville from shopping and restaurants?
Ten to fifteen minutes to Station Park, which has the stores, restaurants and theatre. Layton is also close from Kaysville, closer than it is from Farmington, with more shops and theatres and Hill Air Force Base.
Is Kaysville a good place to buy if I want somewhere quiet?
That is the main thing Kaysville offers, and it is what people come for rather than what they tolerate. There are shops along 200 North and Main Street, and Boondocks and Cherry Hill for something to do, but nothing is gathered into one busy centre. If you want the shopping and the activity at your doorstep, Farmington is the better fit and I will tell you so.
How many homes have you sold in Kaysville?
30. Kaysville and Farmington are the two towns I concentrate on, and I live in Farmington.
