Selling Your Home

Most agents list a home and hope. Every listing here gets a funded ad campaign and a written guarantee behind the outcome.

Hope is not a marketing plan

Sellers tell me the same thing after they have interviewed a few agents. They all said they would put it on the MLS and see what happens. None of them had a real plan.

That is not a personality problem, it is a training problem. Utah requires 120 hours before an agent sits the sales exam and none of it covers marketing. So the default is a sign, a set of photos and an open house. According to the National Association of Realtors, fewer than 2% of homes sold nationally come directly from an open house, while Statista reports that 99% of buyers aged 24 to 57 use the internet to find homes.

The gap between where agents put their effort and where buyers actually are is the whole problem, and the seller is the one who pays for it.

What I do instead

Professional photography, videography and drone footage on every listing. Not a package tier, not an upgrade, the baseline. Stitching phone pictures together does not capture a home and a buyer can tell inside two seconds.

A funded advertising campaign across Facebook, Instagram and TikTok, distributed through LinkedIn, YouTube Shorts, Butterfly and X. Not a boosted post. A campaign with a real budget behind it.

Here is what that has produced, from my own advertising account rather than a brochure. Across fifteen fully funded campaigns, the number of people who saw each home ran from 36,000 to over 138,000. Counting every time the ad was seen rather than every person who saw it, the range was 56,000 to over 153,000. For comparison, a Zillow listing commonly collects 1,000 to 2,000 views.

Video is where it compounds. On three recent listings my walkthroughs logged 43, 52 and 53 hours of watch time. That is people choosing to spend time inside a home they have not visited. I have sold multi-million dollar homes to buyers who never walked the property until after closing, because the video did the work.

Pricing is the other half, and it is the half that decides

Marketing brings the buyers. Pricing decides whether they make an offer.

On the institutional side of my business I have been recognised as the most accurate pricing agent by the largest asset management company servicing Utah, at 97% accuracy between my valuation and the final sale price. Asset managers do not care how anyone feels about a house. They care whether the number holds, and that discipline is what I bring to a family home.

What that looks like in practice is refusing to tell you a number you want to hear. An over-priced listing does not sit quietly; it burns through the weeks when a home gets its most attention, and then takes a reduction that signals weakness to everybody watching.

Start with what your home is actually worth.

The risk sits with me

Every agent says they are the best. Very few will put it in writing.

The Guaranteed Sale Program. A written agreement on price and timeline. If the conditions are not met, I buy the home myself or sell it for free, my choice.

The Listing Cancellation Agreement. You can cancel any time before you accept an offer. My performance keeps the relationship rather than a contract you are locked into.

Full terms come with the agreement and I will walk you through them line by line before you sign anything.

I am a Principal Broker and I own my brokerage, which means when a transaction gets complicated there is nobody I have to go and ask. More than 1,300 homes sold personally, the majority of them seller side, and 141 in a single year.

Across the towns I work

The method does not change between towns. What changes is the market you are selling into, and that changes the price and the pace considerably.

Farmington is split by I-15 into two housing markets, and pricing across that line is the most expensive mistake made here. 166 sales last year at a median of $749,950, in 31 days.

Kaysville has no gathered commercial centre and, in the southwest, almost no passing trade, so advertising is the mechanism rather than an extra. 275 sales at a median of $655,000, in 28 days, the fastest of the three.

Centerville prices below Farmington despite sitting closer to Salt Lake, which catches out agents working from a rule of thumb. 98 sales at a median of $650,000, in 38 days.

If circumstances have gone the other way, short sale and pre-foreclosure is the honest starting point. If you are moving to less house, downsizing covers it. If two people have to agree on one number, selling during divorce does.

Tell me about your home and I will give you a real number and the reasoning behind it. The selling process page has the full sequence, and the main page covers how I work.

Frequently Asked Questions

What does the marketing cost me?

Nothing extra. Professional photography, videography, drone footage and the funded advertising campaign are part of taking the listing rather than add-ons. My fees are competitive and negotiable, and we discuss them openly before you sign.

How many people will actually see my home?

From my own advertising account: across fifteen fully funded campaigns the number of people who saw each home ran from 36,000 to over 138,000. A Zillow listing commonly collects 1,000 to 2,000 views.

What happens if it does not sell?

That is what the Guaranteed Sale Program is for. Price and timeline go in writing up front, and if those conditions are not met I buy the home myself or sell it for free. Conditions apply. You also hold a listing agreement you can cancel any time before accepting an offer.

How do you decide the price?

Against what actually sold nearby in your price tier, and against what is competing with you right now. On the institutional side I have been recognised as the most accurate pricing agent by the largest asset management company servicing Utah, at 97% accuracy between valuation and final sale price.

Do I have to sign a long contract?

No. The Listing Cancellation Agreement means you can cancel any time before you accept an offer. My performance keeps the relationship rather than a contract.
