Selling Your Home in Centerville

Most agents list a home and hope. Every listing here gets a funded ad campaign and a written guarantee behind the outcome.

Centerville prices higher than Farmington, and that is the point

There is a rule of thumb in Davis County that prices climb the closer you get to Salt Lake: Farmington, then Centerville, then Bountiful, then North Salt Lake, with prices climbing again as you move east up onto the bench and sitting lower west of I-15 in West Bountiful and Woods Cross.

For Centerville against Farmington, the last twelve months say the opposite, and it is worth knowing before you price anything.

Farmington’s single-family median was $749,950. Centerville’s was $650,000. That is very nearly $100,000, and it runs the other way to what the rule of thumb predicts. Centerville homes also took longer to sell: a median of 38 days against Farmington’s 31.

Why probably comes down to what is standing rather than where it stands. Farmington has been building large new homes west of I-15 for years, and Centerville’s housing stock is older and smaller on average. The gradient is about land. The median is about houses.

Either way, an agent pricing your Centerville home off a Farmington comparable will overshoot, and overshooting is what makes a home sit. That is a mistake made by pulling comparables by radius instead of by town.

A real valuation prices against the right side of the line. An automated estimate does not know the line exists.

What your buyer is actually paying for

Two things bring people to Centerville specifically, and your marketing should lead with whichever one your home is closer to.

The commute. Centerville is closer to downtown Salt Lake than Farmington or Kaysville, and that shows up every weekday morning. You have I-15 and the West Davis Corridor, SR-177, both from here. What you do not have is a FrontRunner stop. Farmington has one at Farmington Station, next to Station Park, and Centerville has none. For a rail commuter that is decisive, and pretending otherwise wastes everybody’s weekend.

The shopping. The big-box area on the west side of I-15 is the largest concentration in this stretch of the county: Walmart, Home Depot, Kohl’s, a Super Target, grocery stores, auto repair, car dealerships, a long list of smaller shops, a lot of restaurants and a theatre. If your home is close to it, that is a genuine selling point and it is one Kaysville cannot match at all.

Centerville does climb the mountain, unlike Kaysville, where none of the town reaches the bench. But it is not a trail town the way Farmington is, because Farmington has Farmington Canyon with a road up it and trails running well back. Centerville has the slope without the canyon. Say what your home has rather than implying what it does not.

Viewmont High School is in Centerville. My own children went there, and all the South Davis high schools compete against each other, which is a bigger part of life here than people moving in expect.

The North Centerville infill

North Centerville and South Farmington are steadily building into each other, and the gap between the two cities is filling in. 200 East, which is also called Main Street, runs south out of Farmington and keeps the same road under a different name once it crosses the line.

That stretch is where a good share of my recent work has been, and the numbers up there surprise people. I sold 2136 North 725 West for $1.17M.

If you own in that band, two things are probably true. Your home is worth more than you think, because the comparables from three years ago do not describe what is being built next to you now. And you are competing with new construction, which is a positioning problem rather than a price problem, and one that gets solved before the listing goes live.

Across the last twelve months, 98 single-family homes sold in Centerville at a median of $650,000, in a median of 38 days. Twelve sold above $1 million, and the top sale was $5,500,000, the highest single number of the three towns I work. What I put behind a Centerville listing

Professional photography, videography and drone footage on every listing as the baseline, then a funded advertising campaign across Facebook, Instagram and TikTok, distributed through LinkedIn, YouTube Shorts, Butterfly and X.

From my own advertising account: across fifteen fully funded campaigns the number of people who saw each home ran from 36,000 to over 138,000. My walkthrough videos have logged 43, 52 and 53 hours of watch time on single listings. A Zillow listing commonly collects 1,000 to 2,000 views.

Utah requires 120 hours of training before an agent sits the sales exam and none of it covers marketing, which is why the default plan in this county is a sign and an open house. Fewer than 2% of homes sold nationally come directly from an open house, according to the National Association of Realtors.

Centerville has been one of my most active towns this year, and I have worked this county full time for 34 years. I am a Principal Broker and I own my brokerage, so when a transaction gets complicated there is nobody I have to go and ask.

The Guaranteed Sale Program puts price and timeline in writing, and if the conditions are not met I buy the home or sell it for free. Conditions apply. The Listing Cancellation Agreement lets you cancel any time before you accept an offer. The full sequence is on the selling process page.

Start with the number

The first conversation costs nothing and commits you to nothing. Tell me about your home and I will price it against the right town, explain where it sits on the gradient, and show you the reasoning.

If you are behind on payments, that is a different conversation and a more urgent one: short sale and pre-foreclosure. More on the town is on the Centerville page, and the main page covers how I work.

Frequently Asked Questions

Why is my Centerville home worth more than a similar one in Farmington?

Proximity to Salt Lake. Inside Davis County prices climb as you get closer to the city: Farmington, then Centerville, then Bountiful, then North Salt Lake. Pricing a Centerville home off a Farmington comparable hands a discount to a buyer who was not going to ask for one.

Does Centerville have a FrontRunner stop?

No. Farmington has one at Farmington Station, beside Station Park. Centerville has I-15 and the West Davis Corridor, SR-177, and no rail. For a buyer who commutes by train that is decisive, so it is better said early than discovered late.

What is happening in North Centerville?

North Centerville and South Farmington are building into each other and filling the gap between the two cities. That band is changing fastest, and comparables from a few years ago do not describe it. I sold 2136 North 725 West up there for $1.17M.

How do I compete with the new construction?

By positioning rather than discounting. A builder can offer incentives and upgrade allowances but cannot offer a finished home, mature landscaping or a move-in date you control. That is decided before the listing goes live.

Which high school serves Centerville?

Viewmont High School. My own children went there. All of Davis County sits in Davis School District, the second largest in Utah. Ratings are published and easy to look up, and I would rather you form your own view than take an agent's word for it.
