Selling Your Home in Farmington
Most agents list a home and hope. Every listing here gets a funded ad campaign and a written guarantee behind the outcome.
The freeway decides your number
Farmington is one town with two housing markets, and I-15 is the line between them.
East of the freeway, Cave Hollow runs roughly $550,000 to $1M. West of it, Chestnut Farms and the surrounding streets run $1M and up. A valuation that averages across both produces a number that is wrong in a direction somebody pays for, and it is usually the seller.
It gets more specific than that. Some Cave Hollow addresses read as west addresses even though the neighbourhood sits east of I-15. An agent working from an address list rather than from knowing the ground will put your home in the wrong comparison set without ever noticing.
There is a third factor most Farmington sellers have not thought about. New construction is going in around Cave Hollow on its south side, and a resale competing against a builder is competing against incentives, upgrade allowances and a finish date. That is a positioning problem, not a price problem, and it is solved before the home goes live rather than after three weeks of silence.
Start with a real valuation rather than an automated estimate. The estimate does not know which side of the freeway you are on.

Where Farmington sits in the county
Inside Davis County, prices climb the closer you get to Salt Lake. Farmington, then Centerville, then Bountiful, then North Salt Lake. Prices climb again as you move east, up onto the bench.
That matters to you as a seller in two ways. Your buyer is often comparing your home against one a few minutes south that costs more for the same square footage, which is an advantage worth putting in the marketing rather than leaving for them to work out. And your own next move, if it is south, costs more than the move north would.
Farmington also has things the towns either side do not. Station Park, 62 acres of shopping and restaurants with a Cinemark theatre and the fountain, sits in the middle of town, and Farmington Station next to it is a FrontRunner stop for anyone commuting into Salt Lake without driving. Lagoon is here. Farmington Canyon runs up behind the town with trails and a road and a waterfall above Farmington Pond. The Farmington Bay Waterfowl Management Area comes in off the Great Salt Lake with an aviary running out into it.
Money magazine placed Farmington 14th on its Best Places to Live list in 2013 and 12th in 2011, largely for exactly that combination. Those rankings are over a decade old and I would not sell on them, but the things that earned them have not gone anywhere.
What happens when you list with me
Every listing gets professional photography, videography and drone footage. Not an upgrade, not a package tier, the baseline.
Then a funded advertising campaign across Facebook, Instagram and TikTok, distributed through LinkedIn, YouTube Shorts, Butterfly and X. From my own advertising account: across fifteen fully funded campaigns, the number of people who saw each home ran from 36,000 to over 138,000. My walkthrough videos have logged 43, 52 and 53 hours of watch time on single listings. A Zillow listing commonly collects 1,000 to 2,000 views.
Utah requires 120 hours of training before an agent takes the sales exam, and none of it covers marketing. That is why the default plan in this town is a sign, some photos and an open house, and why fewer than 2% of homes sold nationally come directly from an open house according to the National Association of Realtors.
The whole sequence is on the selling process page, and selling your home covers what is included.
Why Farmington sellers hire me
171 Farmington sales on record.
I live in Farmington. I moved here when we still called it Mayberry, before Station Park, when a trip to a store meant driving to Centerville or up to the Kmart in North Farmington that has since closed. I have watched this town change street by street for 34 years, which is why I can tell you what a specific block does to a price without looking it up.
I am a Principal Broker and I own my brokerage. When a transaction gets complicated there is nobody I have to go and ask.
And the risk sits with me. The Guaranteed Sale Program is a written agreement on price and timeline, and if the conditions are not met I buy the home myself or sell it for free. Conditions apply. The Listing Cancellation Agreement means you can cancel any time before you accept an offer. My performance keeps the relationship.
Start with the number
Most Farmington sellers I meet are surprised by their own equity, particularly in Cave Hollow, where owners have quietly built more than they realise and have never been shown what it now buys on the other side of the freeway. If that is you, trading up in Farmington is the page to read next.
If things have gone the other way and you are behind on payments, that conversation is different and it is not one to put off. Short sale and pre-foreclosure covers it plainly.
Either way, the first step is the same and it costs nothing. Tell me about your home and I will give you a real number and the reasoning behind it. You can also read how I work generally on the main page, or see the rest of Farmington.
Frequently Asked Questions
Does it matter which side of I-15 my Farmington home is on?
It is the single biggest factor in the number. East of the freeway, Cave Hollow runs roughly $550,000 to $1M. West of it, Chestnut Farms and the surrounding streets run $1M and up. Pricing one against the other is how sellers leave money behind.
How do I compete with the new construction going in near Cave Hollow?
You position against it rather than price against it. A builder can offer incentives and upgrade allowances but cannot offer a finished home, mature landscaping or a move-in date you control. That gets decided before the listing goes live, not after three quiet weeks.
What does the marketing cost me?
Nothing extra. Professional photography, videography, drone footage and the funded ad campaign are part of taking the listing. My fees are competitive and negotiable, and we discuss them openly before you sign anything.
What if my home does not sell?
That is what the Guaranteed Sale Program is for. We agree a price and timeline in writing up front, and if those conditions are not met I buy the home myself or sell it for free. Conditions apply. You also hold a listing agreement you can cancel any time before accepting an offer.
How long have you sold homes in Farmington?
171 sales on record. I also live here, and have since long before Station Park existed.
