Downsizing in Centerville
The equity is usually larger than people expect and the inventory is thinner. Both worth knowing before you list.
Centerville is where this county downsizes into
That is the useful thing to know about this move here, and it runs the opposite way to the two towns north.
Farmington has spent years building large new homes west of I-15. Kaysville is built on large lots. Centerville’s housing stock is older and smaller on average than either, which is why its single-family median came in at $650,000 last year against Farmington’s $749,950, despite Centerville sitting closer to Salt Lake.
For a seller that is a pricing trap, and I have written about it at length on the Centerville valuation page. For somebody moving to less house it is the opposite. It means the thing you are looking for actually exists here, in reasonable supply, which is not true a few minutes north.

The two practical arguments for this town
Everything is in one place, on the flat. The big-box strip on the west side of I-15 is the largest concentration in this part of the county: Walmart, Home Depot, Kohl’s, a Super Target, grocery stores, auto repair, car dealerships, a long list of smaller shops, a lot of restaurants and a theatre. Errands stop being a project.
The shortest drive into Salt Lake of the three towns. I-15 and the West Davis Corridor, SR-177, both from here. If you still go into the city regularly, that is twenty minutes a week you get back.
The honest counterweight: there is no FrontRunner stop. Farmington has one at Farmington Station, and Centerville does not. If the plan is to stop driving rather than to drive less, that difference matters more than anything else on this page.
If you are selling a larger Centerville home
Two things to know before you price it.
Centerville’s median time on market was 38 days, the slowest of the three towns I work, against Farmington at 31 and Kaysville at 28. Pricing has less room for optimism here, and an ambitious number costs you weeks rather than a conversation.
But if you own in North Centerville, the town median probably understates you. North Centerville and South Farmington are building into each other and that band is changing fastest. I sold 2136 North 725 West for $1.17M up there. Twelve Centerville homes sold above a million dollars last year and the top sale was $5,500,000, the highest single number of the three towns.
So the answer depends on which Centerville you are in, and a valuation that does not make that distinction is not worth much.
Sequencing and the part nobody plans for
Sell first and you know exactly what you have but may move twice. Buy first and you have somewhere to go while carrying two payments. We work it out on paper with your real numbers before anything is committed.
Centerville’s slower pace actually helps on this move. A 38-day median gives you more room to line the two halves up than you would get in Kaysville, where things go in under a month.
The part that sets the real timeline is clearing the house, not selling it. Decades in one place produces more than fits in a smaller one and the sorting always takes longer than anyone budgets. I can point you at people who do that work and I build the plan around it.
The Guaranteed Sale Program puts price and timeline in writing, and the Listing Cancellation Agreement lets you cancel any time before you accept an offer.
Start with what your Centerville home is worth. Selling your home in Centerville covers the listing side, and the selling process has the sequence. Tell me what you are thinking and I will give you the honest read.
Frequently Asked Questions
Is there smaller housing available in Centerville?
More than in Farmington or Kaysville. Centerville's stock is older and smaller on average, which is part of why its median came in at $650,000 last year against Farmington's $749,950 despite being closer to Salt Lake.
Can I get by without driving in Centerville?
Partly. The big-box strip west of I-15 puts most errands in one place, and the run into Salt Lake is the shortest of the three towns. But there is no FrontRunner stop here, unlike Farmington. If the plan is to stop driving rather than drive less, that is the deciding fact.
How long will my Centerville home take to sell?
A median of 38 days over the last twelve months, the slowest of the three towns I work. That is worth knowing when you are lining up a purchase against a sale.
I own in North Centerville. Is my home worth more?
Probably. North Centerville and South Farmington are building into each other and that band is changing fastest. I sold 2136 North 725 West up there for $1.17M.
What actually sets the timeline?
Clearing the house, not selling it. After decades in one place the sorting takes longer than anyone budgets, and I build the plan around that rather than around a listing date.
