Centerville, Utah Real Estate

Closer to Salt Lake than Farmington and nearly $100,000 cheaper, which is not what the county rule of thumb predicts.

Living in Centerville

Centerville sits between Bountiful and Farmington, and it trades on two things: the shopping and the commute.

The big-box area on the west side of I-15 is the largest concentration in this stretch of the county. Walmart, Home Depot, Kohl's and a Super Target, plus grocery stores, auto repair, car dealerships, a long list of smaller stores, a lot of restaurants and a theatre. If your weekly errands matter more to you than your weekend hikes, Centerville does that better than either town to the north.

The commute is the other half. Centerville is closer to downtown Salt Lake than Farmington or Kaysville, and that shows up every weekday morning. You have I-15 and the West Davis Corridor, SR-177, both accessible from here.

What you do not have is a FrontRunner stop. Farmington has one at Station Park; Centerville does not. If you intend to commute by rail rather than by car, that is a real difference and it is worth knowing before you shortlist.

Viewmont High School is in Centerville. My own children went there. All the South Davis high schools compete against each other, which is a bigger part of life here than people moving in expect.

The Davis County price gradient, and why it decides your budget

This is the thing I wish more buyers understood before they started touring, because it explains almost every price they are confused by.

Inside Davis County, prices climb the closer you get to Salt Lake. Farmington, then Centerville, then Bountiful, then North Salt Lake. Those are the east side towns, and they step up in that order.

Prices also climb as you move east, up the mountain. So the two effects stack.

West of I-15 prices sit lower. West Bountiful and Woods Cross are mostly on that side, and they price accordingly. Parts have crept a little east, but not far up.

So a buyer who says Centerville is more expensive than Farmington is not wrong, and it is not a quality judgement about either town. It is proximity to Salt Lake doing what it always does. Once you can see the gradient, you can shop it deliberately: move one town north for more house, or move west of the freeway for the same thing, and decide knowingly what the commute is worth to you.

Sellers, the same gradient is why a Centerville home priced off a Farmington comparable leaves money behind. A real valuation prices against the right side of the line.

Across the last twelve months, 98 single-family homes sold in Centerville at a median of $650,000, in a median of 38 days. Twelve sold above $1 million, and the top sale was $5,500,000, the highest single number of the three towns I work. The two towns are growing into each other

North Centerville and South Farmington are steadily building toward one another, and the new construction is filling in the gap between the two cities.

200 East, which is also called Main Street, runs south out of Farmington and keeps the same road under a different name once it crosses the line. The boundary is getting harder to see on the ground every year.

That in-between land is where a good share of my recent work has been. I sold 2136 North 725 West in Centerville for $1.17M, which is the sort of number people are surprised by until they see what is being built up there.

If you own in that stretch, you are sitting in the part of the county that is changing fastest, and what your home is worth today is probably not what you think it is.

The mountain, honestly

Centerville does go up on the mountain, unlike Kaysville, where none of the town climbs the bench and the east side becomes Fruit Heights.

But Centerville is not known for its trails the way Farmington is, and the reason is specific: Farmington has Farmington Canyon, with a road running up it and trails going a long way back. Centerville has the slope without the canyon.

All of this sits in Davis School District, the second largest district in Utah, with around 73,000 students across 59 elementary schools, 17 junior highs and 8 high schools. In Centerville that is Viewmont High School, where my own children went. Ratings and test scores are published and easy to look up, and I would rather you read them yourself and form your own view than take an agent’s word for it. I can tell you exactly which schools serve a specific address.

So of the three towns I work most, Farmington is the trail town, Centerville is the shopping and commute town, and Kaysville is the quiet one. Anyone who tells you all three are the same has not lived in any of them.

How I work in Centerville

Centerville has been one of my most active towns this year, and I have been working this county full time for 34 years.

Every listing gets professional photography, videography and drone footage as the baseline, then a funded advertising campaign across Facebook, Instagram and TikTok, distributed through LinkedIn, YouTube Shorts, Butterfly and X. From my own advertising account, a funded campaign has put each home in front of 36,000 to over 138,000 people. A Zillow listing commonly collects 1,000 to 2,000 views.

I am a Principal Broker and I own my brokerage. The full walkthrough is on the selling process page, and selling your home covers what you get. If things have gone the other way and you are behind on payments, short sale and pre-foreclosure is the honest place to start.

Tell me what you are trying to do and I will give you the straight version. The main page covers the background if you want it first.

Frequently Asked Questions

Why is Centerville more expensive than Farmington?

Proximity to Salt Lake. Inside Davis County prices climb the closer you get to the city: Farmington, then Centerville, then Bountiful, then North Salt Lake. Prices also climb as you move east up the mountain, so the two effects stack. West of I-15, in West Bountiful and Woods Cross, prices sit lower.

Does Centerville have a FrontRunner station?

No. Farmington has one at Station Park, and Centerville does not. If you plan to commute by rail rather than drive, that difference should be part of your decision before you shortlist homes.

Which high school serves Centerville?

Viewmont High School. My own children went there. All the South Davis high schools compete against each other. I can tell you which schools serve a specific address, and I would encourage you to look at them yourself.

What shopping is in Centerville?

The big-box area on the west side of I-15: Walmart, Home Depot, Kohl's and a Super Target, along with grocery stores, auto repair, car dealerships, many smaller shops, a lot of restaurants and a theatre. It is the largest concentration in this part of the county.

Can you hike in Centerville like you can in Farmington?

Centerville does climb the mountain, unlike Kaysville. But Farmington has Farmington Canyon, with a road up it and trails running well back, and Centerville has the slope without the canyon. If trails are the point of the move, Farmington is the stronger fit.

What have you sold in Centerville?

Centerville has been one of my most active towns this year. One recent sale was 2136 North 725 West, which closed at $1.17M in the stretch where North Centerville and South Farmington are building into each other.
