What Your Centerville Home Is Worth

An automated estimate does not know which side of I-15 you are on. A real number, and the reasoning behind it.

The number, and the surprise inside it

Over the twelve months to September 2026, 98 single-family homes sold in Centerville at a median of $650,000, in a median of 38 days. Sales ran from $375,000 to $5,500,000, and that top figure is the highest single sale of the three towns I work.

Here is the part that catches people out. There is a rule of thumb in Davis County that prices climb the closer you get to Salt Lake: Farmington, then Centerville, then Bountiful, then North Salt Lake. Centerville sits closer in than Farmington, so it should price higher.

It did not. Farmington’s median was $749,950, nearly $100,000 above Centerville, and Farmington sold a week faster at 31 days against 38.

The gradient is about land. The median is about houses. Farmington has spent years building large new homes west of I-15, and Centerville’s housing stock is older and smaller on average. Proximity to Salt Lake has not been enough to close that.

Why this costs Centerville sellers money

An agent who believes the rule of thumb will price your Centerville home off a Farmington comparable and overshoot. Overshooting is what makes a home sit, and sitting is what forces the reduction you never needed.

It happens because comparables get pulled by radius. Farmington sales are minutes away, they look similar on paper, and nothing on a map tells you that one town has been building $1M homes and the other has not.

The 38-day median is the tell. Centerville takes longer than Farmington or Kaysville to sell, which means pricing has less room for optimism here, not more.

The two things buyers pay for in Centerville

The commute. Closer to downtown Salt Lake than anywhere else I work, with I-15 and the West Davis Corridor, SR-177, both from here. What you do not have is a FrontRunner stop. Farmington has one at Farmington Station beside Station Park. If your buyer commutes by rail, that is decisive, and it is better said early than discovered late.

The shopping. The big-box strip on the west side of I-15 is the largest concentration in this part of the county: Walmart, Home Depot, Kohl’s, a Super Target, grocery stores, auto repair, car dealerships, a lot of restaurants and a theatre. If your home is close to it, that is a real selling point Kaysville cannot match at all.

Centerville does climb the mountain, unlike Kaysville where none of the town reaches the bench. But it is not a trail town the way Farmington is, because Farmington has the canyon. Sell what your home has.

The North Centerville exception

North Centerville and South Farmington are building into each other, and the gap between the two cities is filling in with new construction.

If you own in that band, the town median almost certainly understates you. I sold 2136 North 725 West for $1.17M up there, which is a number most Centerville owners would not expect from their own town.

Comparables from three years ago do not describe what is being built next to you now, and that is precisely where a careless valuation goes wrong in the other direction.

How I price it, and what happens next

I look at what sold in your part of Centerville, recently enough to matter, priced against the right town rather than the nearest one. Then at what is competing with you now. Then I give you the number and the reasoning.

Centerville has been one of my most active towns this year. On the institutional side I have been recognised as the most accurate pricing agent by the largest asset management company servicing Utah, at 97% accuracy between valuation and final sale price.

The valuation is free and commits you to nothing. When you are ready, selling your home in Centerville covers what follows and the selling process has the full sequence. If the number comes in under what you owe, short sale and pre-foreclosure is the honest place to start.

Tell me about your home and I will get you a real number. More on the town is on the Centerville page.

Frequently Asked Questions

What is the average home price in Centerville?

98 single-family homes sold over the twelve months to September 2026, at a median of $650,000 and a median of 38 days on market, ranging from $375,000 to $5,500,000.

Why is Centerville cheaper than Farmington when it is closer to Salt Lake?

Housing stock rather than geography. Farmington has spent years building large new homes west of I-15, and Centerville's stock is older and smaller on average. The county's price gradient is about land; a median is about houses.

Does Centerville have a FrontRunner station?

No. Farmington has one at Farmington Station, beside Station Park. Centerville has I-15 and the West Davis Corridor, SR-177. For a buyer who commutes by rail that difference decides the search.

Is my North Centerville home worth more than the town median?

Quite possibly. North Centerville and South Farmington are building into each other and that band is changing fastest. I sold 2136 North 725 West up there for $1.17M.

How long do homes take to sell in Centerville?

A median of 38 days over the last twelve months, which is longer than Farmington at 31 or Kaysville at 28. Pricing has less room for optimism here than in either town to the north.
