Centerville · VA / Military
VA and Military Buyers in Centerville
Hill is in Layton and Kaysville is closest to it. A good number of pilots live in Farmington anyway. Here is the honest comparison.
The furthest from Hill, and the closest to the city
Hill Air Force Base is in Layton, north of all three towns I work. Centerville is the furthest of them from it.
It is also the closest to downtown Salt Lake, with I-15 and the West Davis Corridor, SR-177, both from here.
That trade is exactly right for one particular household and wrong for most others. If one of you is at Hill and the other works in Salt Lake, Centerville splits the difference better than Kaysville or Farmington do. If both of you are pointed at the base, buy further north and I will tell you so.
What Centerville does not have is a FrontRunner stop. Farmington has one at Farmington Station. If the plan was for a spouse to take the train into the city, that changes the answer, and it is worth checking before you shortlist anything.
What your money does here
The median gap between Centerville and Farmington is not a statement about Centerville. It is a statement about what has been built lately.
98 single-family homes sold here last year at a median of $650,000, against Farmington’s $749,950. That is nearly $100,000 less in a town that sits closer to Salt Lake, which runs against the usual rule of thumb.
The reason is housing stock. Farmington and Kaysville have spent years building large new homes, and new construction pulls a median up. Centerville is largely built out, so its median reflects an older, more varied housing stock rather than a lesser town. Different houses, not a discount.
The east bench is where that shows. West of 400 East is the base of the market, east of 400 East steps up, and 800 East and beyond is meaningfully more expensive. Centerville recorded the highest single sale of the three towns I work last year at $5,500,000.

The pace works in your favour
Centerville’s median time on market was 38 days, the slowest of the three towns. For a seller that is a pricing constraint. For somebody buying on a report date it is the opposite.
A slower market means the list you were sent before you flew is more likely to still be real when you land. In Kaysville, at a 28-day median, homes come and go inside a house-hunting trip. Here you get a little more room to think, which on a compressed timeline is worth more than it sounds.
Inventory is the counterweight: 98 sales a year is the thinnest of the three, so there is less to choose from in the first place.
The practical stuff
The big-box strip on the west side of I-15 is the largest concentration in this part of the county: Walmart, Home Depot, Kohl’s, a Super Target, grocery stores, auto repair, car dealerships, restaurants and a theatre. Arriving somewhere new, having everything in one place for the first month is genuinely useful.
Viewmont High School is in Centerville. My own children went there. All of Davis County sits in Davis School District, the second largest in Utah with around 73,000 students, and ratings are published. Read them yourself.
Centerville does climb the mountain, unlike Kaysville where none of the town reaches the bench. It is not a trail town the way Farmington is, because Farmington has the canyon.
How I work it
34 years in this county, and a steady share of the buyers I work with are serving or have served. VA appraisals have their own requirements and catching a problem before an offer beats solving it after. Timelines get built around a report date when everyone knows one exists.
I am a Principal Broker and own my brokerage. You are covered by the Buyer Satisfaction Guarantee: not satisfied within 24 months and I buy the home back or sell it for free, which matters on a move whose timing you did not choose.
Questions about your specific benefit go to your lender and the VA, and I will say so rather than guess.
Tell me your report date and your range and I will tell you honestly which of the three towns fits. If Hill is the only thing that matters, it is probably Kaysville. More on this town is on the Centerville page.
Frequently Asked Questions
How far is Centerville from Hill Air Force Base?
It is the furthest of the three towns I work. Hill is in Layton, north of all of them. Centerville makes sense when one of you is at Hill and the other works in Salt Lake, because it is the closest of the three to the city.
Why is Centerville's median lower than Farmington's?
Housing stock, not desirability. Farmington and Kaysville have spent years adding large new construction and new construction pulls a median up. Centerville is largely built out, so its median describes an older and more varied set of homes. At the top of the market it runs the other way: Centerville recorded the highest single sale of the three last year at $5,500,000.
Is there a train station?
No. Farmington has a FrontRunner stop at Farmington Station and Centerville does not. If a spouse was planning to take the train into the city, that changes which town you should be looking at.
Will the homes still be available when I arrive?
More likely here than in the towns north. Centerville's median was 38 days against Kaysville's 28, so the market moves slower and a pre-trip list stays real longer. The trade is that there is less inventory to begin with.
What does Centerville actually cost?
98 single-family homes sold over the twelve months to September 2026 at a median of $650,000, and 12 of them cleared a million dollars. The top sale was $5,500,000, the highest of the three towns I work.
