Farmington · VA / Military

VA and Military Buyers in Farmington

Hill is in Layton and Kaysville is closest to it. A good number of pilots live in Farmington anyway. Here is the honest comparison.

Further from base, and people choose it anyway

Hill Air Force Base is in Layton, and Kaysville is closer to it than Farmington is. I say that first because it is the fact most people are weighing.

A good number of Hill pilots live in Farmington regardless, and it is worth understanding why before you decide the commute settles it.

Station Park sits in the middle of town: 62 acres of shopping, restaurants, a Cinemark theatre and a Hyatt Place hotel, with the fountain, ice skating in winter and concerts through the year. Next to it, Farmington Station is a UTA FrontRunner stop, which matters for a household where one person is at Hill and another works in Salt Lake.

Farmington Canyon runs up behind the town with hiking, biking and horse trails, a road you can drive up, Farmington Pond and a waterfall above it. The Farmington Bay Waterfowl Management Area comes in off the Great Salt Lake with an aviary. Lagoon is here.

For a family arriving from somewhere flat with a three-year assignment, that concentration of things to do is frequently worth more than ten minutes each way.

What Farmington costs, honestly

It is the most expensive of the three towns I work. 166 single-family homes sold here last year at a median of $749,950, against $655,000 in Kaysville and $650,000 in Centerville. 45 of them cleared $1 million.

Only 7 of those 166 sales came in under $500,000. If your budget sits there, Farmington is genuinely difficult and I would rather tell you now than walk you through six weeks of disappointment.

It is also the fastest-moving after Kaysville, a 31-day median, which on a house-hunting trip means the list you were sent last week is already partly out of date.

How I work a VA purchase on a deadline

I have been doing this 34 years, this close to Hill, and a steady share of the buyers I work with are serving or have served.

VA appraisals have their own requirements, and identifying a property that will not clear them before an offer is worth more than any amount of speed afterwards. Sellers and listing agents in this market are generally familiar with VA financing. Timelines can be built around a report date when everyone knows from the start that one exists.

I am a Principal Broker and own my brokerage, so nothing waits on someone else’s approval. You are covered by the Buyer Satisfaction Guarantee: not satisfied within 24 months and I will buy the home back or sell it for free. Conditions apply.

Questions about your specific benefit belong with your lender and the VA. I will say so rather than guess.

Tell me your report date and your range and I will tell you honestly whether Farmington fits or whether Kaysville or Centerville suits you better. More on the town is on the Farmington page.

Frequently Asked Questions

How far is Farmington from Hill Air Force Base?

Further than Kaysville, which is the closest of the three towns I work. Hill is in Layton. A good number of Hill pilots live in Farmington anyway, usually for Station Park, the FrontRunner stop and the canyon.

How expensive is Farmington?

The median was $749,950 over the twelve months to September 2026 and 45 sales cleared a million dollars. Only 7 of the 166 sales came in under $500,000. It is the most expensive of the three towns I work and I will tell you that straight rather than walk you through six weeks of disappointment.

What is the difference between east and west of I-15?

Price tier. East of the freeway, Cave Hollow runs roughly $550,000 to $1M. West, Chestnut Farms and its neighbours run $1M and up. Some Cave Hollow addresses read as west addresses despite the neighbourhood sitting east, which confuses online searches.

Is there a train into Salt Lake?

Yes. Farmington Station is a UTA FrontRunner stop, beside Station Park. That matters in a household where one person is at Hill and another works in the city. Kaysville and Centerville have no stop.

Can you work around a permanent change of station (PCS) timeline?

Yes, and it works much better when everyone involved knows from the start that there is a report date. Farmington's 31-day median also means the list you were sent last week will be partly out of date by the time you arrive.
