Kaysville · VA / Military
VA and Military Buyers in Kaysville
Hill is in Layton and Kaysville is closest to it. A good number of pilots live in Farmington anyway. Here is the honest comparison.
Kaysville is the closest of the three to Hill
Layton sits closer to Kaysville than it does to Farmington, and Hill Air Force Base is in Layton. If the drive to work is the thing that decides this, Kaysville wins it among the three towns I work and it is not particularly close.
Layton itself is also where the shops and theatres are from here, which means the two things you do most, getting to base and getting the week’s errands done, point in the same direction.
Davis Technical College is in Kaysville, and Davis High School is here too.
What a permanent change of station (PCS) timeline actually does to a purchase
Orders do not care about closing dates, and the ordinary advice about taking your time is useless to somebody with a report date.
Two things about Kaysville that help. It has the most inventory of the three towns I work: 275 single-family homes sold here last year, against 166 in Farmington and 98 in Centerville. More stock means more chances of something fitting a fixed window.
And it moves fast, a median of 28 days, the quickest of the three. That is a double-edged fact. It means homes come and go inside a house-hunting trip, so a list assembled two weeks before you fly is partly fiction by the time you land.
I work that by keeping the list live rather than sending one and hoping, and by being honest about which properties will still exist when you arrive.

The two things worth knowing before you commit
Kaysville has no mountain. None of the town climbs the bench. Drive east and you cross into Fruit Heights, which takes the foothills. If trail access at the end of the street is part of why you are moving to Utah, Farmington has Farmington Canyon and Kaysville has no equivalent.
There is no single commercial centre. Shops run along 200 North east of I-15 and along Main Street from the high school north to the Layton border, strung out rather than gathered. Farmington has Station Park with everything in one place plus a FrontRunner stop. Kaysville has Cherry Hill, Boondocks and Kaysville Ponds, and a ten to fifteen minute drive for the rest.
Neither is a flaw. Both are the trade you make for the quiet and the proximity to base, and people who know about them in advance are happy here. People who discover them in month three are not.
How I work a VA purchase
I have been doing this 34 years and a steady share of the buyers I work with here are serving or have served, which is what happens when you sell real estate this close to Hill.
The practical points: VA appraisals have their own requirements and a property that will not clear them is better identified before an offer than after; sellers and listing agents in this market are generally familiar with VA financing, which is not true everywhere; and timelines can be worked around a report date if the people involved know from the start that there is one.
I am a Principal Broker and I own my brokerage, so when something needs solving there is nobody I have to go and ask.
You are covered by the Buyer Satisfaction Guarantee: if you are not satisfied within 24 months I will buy the home back or sell it for free. Conditions apply. On a move you did not choose the timing of, that is worth something.
Specific benefit questions belong with your lender and the VA rather than with me, and I will say so rather than guess.
Where to start
Tell me your report date and your price range and I will tell you honestly whether Kaysville is the right town or whether one of the others fits you better. Sometimes it is Farmington, usually when the mountain matters. Sometimes it is Centerville, usually when a spouse works in Salt Lake rather than at Hill.
If you are selling on the other end of a PCS, selling your home in Kaysville covers that and the 28-day median works in your favour.

Frequently Asked Questions
How close is Kaysville to Hill Air Force Base?
Closer than Farmington or Centerville. Hill is in Layton, and Layton sits closer to Kaysville than to either of the other two towns I work. If the commute to base is the deciding factor, Kaysville wins it.
Is there enough inventory for a short house-hunting trip?
Kaysville has the most of the three towns: 275 single-family sales last year against 166 in Farmington and 98 in Centerville. It also moves fastest at a 28-day median, so a list put together two weeks before you fly will be partly out of date by the time you land.
Can you work around a report date?
Yes, and it is much easier when everyone involved knows from the start that there is one. Timelines get built around the date rather than discovered against it.
What about VA appraisal requirements?
They are their own thing and a property that will not clear them is better identified before an offer than after. Specific questions about your benefit belong with your lender and the VA, and I will say so rather than guess.
Should I look at Farmington instead?
Sometimes, and I will tell you when. Farmington is further from Hill but has Farmington Canyon and its trails, Station Park, and a FrontRunner stop. A good number of pilots live there. It depends on what the drive to base is worth to you.
