VA and Military Buyers

Hill is in Layton and Kaysville is closest to it. A good number of pilots live in Farmington anyway. Here is the honest comparison.

Hill is in Layton, and that sorts the three towns

Everything else on this page is secondary to where the base is.

Kaysville is the closest of the three towns I work to Hill Air Force Base, and it is not close. Layton, where Hill is, sits nearer to Kaysville than to either town south. It also has the most inventory of the three, 275 single-family sales last year, which matters on a fixed window.

Farmington is further out, and a good number of Hill pilots live there anyway. Station Park puts shopping, restaurants and a theatre in one place, Farmington Station is a UTA FrontRunner stop into Salt Lake, and Farmington Canyon runs up behind the town with trails. For a family arriving on a three-year assignment, that concentration is frequently worth ten minutes each way.

Centerville is the furthest from Hill and the closest to downtown Salt Lake. That is exactly right for one household, the one where you are at Hill and a spouse works in the city, and wrong for most others.

What a PCS timeline does to a purchase

Orders do not care about closing dates, and the usual advice about taking your time is useless to somebody with a report date.

The pace differs sharply across the three towns. Kaysville sold at a median of 28 days last year, Farmington 31, Centerville 38.

In Kaysville that means a shortlist built two weeks before you fly is partly fiction by the time you land. In Centerville it is more likely to still be real, with the trade that there is far less inventory to begin with, 98 sales a year against Kaysville's 275.

I work that by keeping the list live between visits rather than sending one and hoping, and by telling you honestly which properties will still exist when you arrive.

What your money does across the three

Single-family medians over the twelve months to September 2026: Farmington $749,950, Kaysville $655,000, Centerville $650,000.

These are expensive towns and you should hear that from me first rather than find it out over six weeks. Farmington ran a median of $749,950 and only 7 of its 166 sales came in under $500,000. Kaysville was $655,000, Centerville $650,000. If that is a constraint, I will say so in the first conversation.

Two things worth knowing before you shortlist anything remotely. Farmington is split by I-15 into two price tiers, Cave Hollow east at roughly $550,000 to $1M and Chestnut Farms west at $1M and up, and some Cave Hollow addresses read as west addresses. And none of Kaysville climbs the bench, so if trail access is part of why you want Utah, that is Farmington.

How I work a VA purchase

I have been doing this 34 years this close to Hill, and a steady share of the buyers I work with are serving or have served. That is simply what happens selling real estate in Davis County.

The practical points: VA appraisals have their own requirements and a property that will not clear them is far better identified before an offer than after. Sellers and listing agents in this market are generally familiar with VA financing, which is not true everywhere. And timelines can be built around a report date when everybody involved knows from the start that one exists, rather than discovering it in week three.

Questions about your specific benefit, entitlement or funding fee belong with your lender and the VA. I will say so rather than guess, every time.

More than 1,300 homes sold across my career, the majority seller side, so I know what the listing agent is telling their seller about your offer. Certified Negotiation Expert, a designation few agents hold. Principal Broker, own brokerage, so nothing waits on someone else's approval. My son Brandon is our licensed buyer specialist, and was working around this business well before he was licensed.

The Buyer Satisfaction Guarantee: not satisfied within 24 months and I will buy the home back or sell it for free. Conditions apply. On a move whose timing you did not choose, that is worth something.

If you are selling on the other end

A permanent change of station (PCS) usually means a sale as well as a purchase, often in two states at once. I handle the Utah half and I am straightforward about the sequencing rather than optimistic about it.

Selling your home covers what that looks like here, and a real valuation is the starting point.

Tell me your report date and your range and I will tell you honestly which of the three towns fits. If you are arriving from out of state generally, relocation covers what a listing site will not.

Frequently Asked Questions

Which town is closest to Hill Air Force Base?

Kaysville, by a clear margin. Hill is in Layton, which sits nearer to Kaysville than to Farmington or Centerville. Kaysville also has the most inventory of the three, which matters on a fixed timeline.

Why do pilots live in Farmington if Kaysville is closer?

Station Park with shopping, restaurants and a theatre in one place, a FrontRunner stop into Salt Lake at Farmington Station, and Farmington Canyon with its trails. On a three-year assignment that concentration is often worth the extra minutes.

Can you work around a report date?

Yes, and it works far better when everyone involved knows from the start that there is one. Timelines get built around the date rather than discovered against it.

What about VA appraisal requirements?

They are their own thing, and a property that will not clear them is much better identified before an offer than after. Questions about your specific benefit or entitlement belong with your lender and the VA, and I will say so rather than guess.

How expensive are these three towns?

Farmington ran a median of $749,950 over the twelve months to September 2026, Kaysville $655,000 and Centerville $650,000. Only 7 of Farmington's 166 sales came in under $500,000. These are not inexpensive towns and I will tell you that early.
