Trading Up in Farmington: Cave Hollow to Chestnut Farms
Cave Hollow owners move up into Chestnut Farms and Sunset Equestrian Estates. Most have no idea they can.
The move nobody in Cave Hollow is told about
Cave Hollow sits east of I-15, and homes there run roughly $550,000 to $1M. Chestnut Farms sits west of the freeway, built by Symphony Homes, and runs $1M and up.
Owners in Cave Hollow are regularly sitting on more equity than they believe they have. They bought some years ago, the market did what it did, and nobody has ever sat down and shown them what that equity now buys on the other side of the freeway.
I know the move works because I have handled it. A Cave Hollow seller of mine sold and bought in Chestnut Farms. Others have gone the other direction geographically and landed in Sunset Equestrian Estates over in Kaysville, which is the same price tier on the west side of I-15 in the south of that town.
This is not a clever sales angle. It is the single most common upward move in Farmington, and most of the people it applies to have no idea it applies to them.
Find Out What My Equity Buys
What actually changes when you cross the freeway
Be clear-eyed about what you are buying, because the two sides of Farmington are genuinely different products rather than two grades of the same thing.
Chestnut Farms is Symphony Homes construction, served by Eagle Bay Elementary, Farmington Junior High and Farmington High, which opened within about the last five years. It is west of I-15, which puts Station Park and Farmington Station, the FrontRunner stop, on your side of the freeway.
Cave Hollow is east, closer to the bench, which is what people here call the built-on lower slope of the mountain. If what you love about Farmington is Farmington Canyon, the trails, the road up it, the waterfall above Farmington Pond, then moving west moves you a few minutes further from that. Not far. But it is a real trade and worth naming before you make it, not after.
There is also new construction going in around Cave Hollow on its south side. If you are selling there, you are selling into a market where a builder is competing for your buyer, and if you are staying in Farmington you may have a new-build option you had not considered.
Buy first or sell first, decided with your numbers
This is the part that keeps people in a home they have outgrown for three years longer than they meant to.
Sell first and you know exactly what you have, but you may be moving twice. Buy first and you have the home you want, carrying two payments until the first one sells. Neither is right in the abstract. It depends on your equity, your rate, your timeline and how much uncertainty you can live with.
What I will not do is let a closing date make the decision for you. The sequencing gets worked out on paper first, with the actual numbers in front of us, including what happens if they land out of order. Then we move.
The whole thing starts with a real number on what you have now. Not an automated estimate, which does not know which side of I-15 you are on. That is what your home is worth, and selling your home in Farmington covers the listing side.
Why the selling half matters more than the buying half
Everyone focuses on the home they are buying. The money is made on the one they are selling.
Every listing I take gets professional photography, videography and drone footage as the baseline, then a funded advertising campaign across Facebook, Instagram and TikTok, distributed through LinkedIn, YouTube Shorts, Butterfly and X. From my own account, a funded campaign has put each home in front of 36,000 to over 138,000 people. My walkthrough videos have logged 43, 52 and 53 hours of watch time on single listings. Zillow listings commonly collect 1,000 to 2,000 views.
A stronger sale on the Cave Hollow side is what funds the Chestnut Farms side. That is the entire mechanism, and it is why I would rather you hire me for the sale than for the search.
On the buying side you are covered by the Buyer Satisfaction Guarantee: if you are not satisfied within 24 months I will buy the home back or sell it for free. Conditions apply. On the selling side, the Guaranteed Sale Program puts price and timeline in writing, and the Listing Cancellation Agreement lets you cancel any time before you accept an offer.
Find out what you are actually sitting on
171 Farmington sales on record, and I have lived here for 34 years, since before Station Park, when this was still Mayberry and you drove to Centerville for a store.
The first conversation costs nothing and commits you to nothing. Most of the time it ends with somebody knowing their equity for the first time, and about half the time that changes what they do next.
Tell me where you are and I will give you the real number for your side of the freeway. More on the town is on the Farmington page, and the main page covers how I work.
Frequently Asked Questions
How much equity do I need to move from Cave Hollow to Chestnut Farms?
It depends entirely on your current balance, your rate and what you buy, so any number I gave you here would be invented. What I can tell you is that Cave Hollow owners are frequently surprised on the upside, and the only way to know is to price your home properly and put the two figures side by side.
Should I buy first or sell first?
It depends on your equity, your rate, your timeline and how much uncertainty you can tolerate. Selling first tells you exactly what you have but may mean moving twice. Buying first gets you the home but carries two payments for a while. We work it out on paper with your actual numbers before anything is committed.
Is Chestnut Farms the only move-up option in Farmington?
No. It is the largest concentration west of I-15, and Symphony Homes built it. Sunset Equestrian Estates in south Kaysville is the same tier on the west side of the freeway there, and there is new construction going in around Cave Hollow on its south side.
Which schools serve Chestnut Farms?
Eagle Bay Elementary, Farmington Junior High and Farmington High, which opened within about the last five years. All of Davis County sits in Davis School District, the second largest in Utah. Ratings are published and I would rather you read them yourself than take my word for it.
What do I give up moving west of the freeway?
Mostly a few minutes of proximity to the bench and Farmington Canyon, which is where the trails, the road up and the waterfall above Farmington Pond are. In exchange you are on the Station Park side, with the shopping and the FrontRunner stop. It is a real trade and worth naming before you make it.
