Is Farmington, Utah a Good Place to Live?

Title card for the article: Is Farmington, Utah a Good Place to Live?

What is the short answer?

Is Farmington, Utah a good place to live? That depends on what you want close by and what you want to pay, and having lived here since the early nineties, with 171 Farmington sales on record, I would rather give you the facts than an opinion.

Farmington is a town of around 25,000 to 26,000 people in Davis County, about 15 miles north of the Utah State Capitol. It has a FrontRunner commuter rail stop, an open-air shopping center at Station Park, Lagoon, and a canyon with trails right behind it. Single-family homes sold for a median of $740,000 over the last year, which puts it above its neighbors.

I am David Supinger, Principal Broker of Home Click Real Estate. This is my own town I am describing.

What county is Farmington, Utah in?

Davis County. Farmington is also the county seat, which it has been since the territorial legislature approved it in 1853, so county government is based in town.

Davis County runs between Salt Lake County to the south and Weber County to the north. Bountiful and Centerville sit south of Farmington, and Kaysville sits just north.

How far is Farmington from Salt Lake City?

Farmington City Hall to the Utah State Capitol is 15.4 miles by I-15, which Google Maps put at 18 minutes when I checked it on 23 October 2026. Rush hour is a different number, and you should drive it at the time you would actually commute before you buy.

If you would rather not drive it, Farmington Station is the UTA FrontRunner commuter rail stop, right next to Station Park. Locals mix the two names up all the time, me included. Station Park is the shopping. Farmington Station is the train.

What is there to do in Farmington?

More than the town's size suggests, and most of it is a few minutes from any house in town.

Lagoon is in Farmington, along with its water park, Lagoon-A-Beach. It is the town's biggest landmark.

Station Park is the open-air shopping and entertainment center in the middle of town: stores, restaurants, a Cinemark theater, a Hyatt Place hotel and the music and lights fountain, with ice skating in the winter.

Farmington Canyon runs up behind the town with hiking, biking and horse trails. Farmington Pond, at 750 North 75 West, is open 6am to 10pm and is stocked with trout. Out the other way, the Farmington Bay Waterfowl Management Area comes in off the Great Salt Lake.

When I moved here we called it Mayberry, because you drove to Centerville to go to a store. Station Park changed that. What surprises people is how little the residential side of town changed around it.

What do homes in Farmington cost?

In the twelve months to 23 October 2026, 173 single-family homes sold in Farmington at a median of $740,000, in a median of 31 days. Forty-five of them, 26%, sold above $1,000,000, and the highest was $3,400,000.

For comparison over the same twelve months, Kaysville's single-family median was $666,000 on 266 sales, and Centerville's was $675,000 on 96 sales. Farmington costs more than either neighbor, by $65,000 to $74,000 at the middle of the market.

The town median hides the one thing that matters most here. I-15 splits Farmington into two different housing markets. East of the freeway, Cave Hollow runs roughly $550,000 to $1M. West of the freeway, Chestnut Farms is where the $1M-plus homes concentrate. How fast luxury homes sell in Farmington and Kaysville breaks the upper end down by price range.

Figures are single-family sold listings from the Wasatch Front Regional MLS, Market Summary Report, sold 23 October 2025 or later, pulled 23 October 2026.

Which part of Farmington should you look at?

Farmington is easier to understand as four areas than as one town, and each one answers a different buyer.

East of I-15, around Cave Hollow. Established homes, roughly $550,000 to $1M. This is where a lot of Farmington owners start, and where much of the town's move-up story begins. Remember that some addresses here read like west-side addresses even though the neighborhood sits east of the freeway.

South of Cave Hollow. New construction is going in on the south side, and it is where the next several years of Farmington growth are heading. If you like the idea of a newer home without leaving the east side, this is the part of town to watch.

West of I-15, around Chestnut Farms. Built by Symphony Homes, and the main concentration of $1M-plus homes in town. Station Park and Farmington Station are on this side of the freeway as well, so it suits someone who wants the train and the shopping close.

Up on the bench. The built-on lower slope of the mountain on the east side of town, where homes carry a premium for the views and sit closest to Farmington Canyon and its trails.

None of these is better than another. They are different products at different prices, and the right one depends on what you wrote down in step one.

How do you decide if Farmington fits you, step by step?

1. Write down what you want within ten minutes of the house. The train, the shopping, the canyon, the freeway, places of worship, a gym, family. Farmington is strong on some of those and you will know quickly whether it is strong on yours.

2. Pick a side of the freeway. East or west of I-15 decides the price range, the age of the homes and the feel of the street more than anything else in town.

3. Drive the commute at the hour you would make it. Once at rush hour, once on a Saturday. Then try FrontRunner from Farmington Station if the train is part of the plan.

4. Look at what is being built near the homes you like. New construction is going in south of Cave Hollow, and South Farmington and North Centerville are building toward each other.

5. Check the things only an official source can answer. School boundaries with Davis School District, and if it matters to you, police activity from the Farmington City Police Department's own published numbers.

6. Price it against the right homes. A Chestnut Farms home and a Cave Hollow home are different products, and so are Farmington and Kaysville at the same price.

What mistakes do people make when they move to Farmington?

Treating the town as one market. The freeway is the line, and a price built from the wrong side of it is wrong from the first number.

Trusting an address to tell you the side of town. Some Cave Hollow addresses read like west-side addresses even though the neighborhood sits east of I-15, which catches out buyers who are new here.

Assuming the field next door stays a field. Farmington is still growing at its south end. A view you are paying for today may not be there in five years.

Mixing up Station Park and Farmington Station. One is the shopping, one is the train, and they sit side by side. It matters when someone tells you a home is "close to the station."

Judging a neighborhood from a website that ranks towns. Go to the source: the school district for boundaries, the police department for its numbers, and the MLS for what homes actually sold for.

What does moving up within Farmington look like?

The move I see most in this town is from one side of the freeway to the other. Owners who bought in Cave Hollow some years ago build equity quietly, and the natural next step is a larger home west of I-15 in Chestnut Farms, without leaving Farmington at all.

I have handled exactly that move. A Cave Hollow seller of mine sold and bought in Chestnut Farms. The hard part was never the wanting. It was the order: whether to buy first or sell first, and how to avoid being forced into a bad decision by a closing date. Moving up in Farmington goes through how that gets sequenced.
