Relocating to Farmington
Decide by your commute first. Hill Air Force Base means Kaysville, downtown Salt Lake means Centerville, the train means Farmington.
The thing you cannot see from out of state
I-15 splits Farmington into two housing markets, and every listing site will show you both as though they are one town.
East of the freeway, Cave Hollow runs roughly $550,000 to $1M. West of it, Chestnut Farms, built by Symphony Homes, runs $1M and up. On a map they are barely a mile apart, which is precisely why people shopping remotely form a completely wrong idea of what their money does here.
It gets more specific. Some Cave Hollow addresses read as west addresses even though the neighbourhood sits east of I-15. If you are filtering by address from two states away, that alone will mislead you.
Ask me which side a property is on before you get attached to it. It takes ten seconds and it will save you a conversation with yourself about why the numbers do not make sense.
You can arrive here and function immediately
This is Farmington’s real advantage over the towns either side for somebody moving in cold.
Station Park sits in the middle of town on the west side: 62 acres of shopping, restaurants, a Cinemark theatre and a Hyatt Place hotel, plus the fountain, ice skating in winter, concerts and car shows. There is a Mercedes dealership and a Bass Pro Shop. Whatever you need in week one is there.
Beside it, Farmington Station is a UTA FrontRunner stop into Salt Lake. Neither Kaysville nor Centerville has one, and if you are arriving without a second car or with a job in the city, that is a significant practical difference.
Around 25,000 to 26,000 people live here. I moved to Farmington when we still called it Mayberry, before Station Park existed and when a trip to a store meant driving to Centerville. The town changed; the residential feel away from the centre did not.
What people move here for
Farmington Canyon runs up behind the town with hiking, biking and horse trails, a road you can drive up, Farmington Pond stocked with trout, bass and catfish, and a waterfall above it. Locals call the built-on lower slope the bench, and you will hear people say they want to live up on it.
Out the other way, the Farmington Bay Waterfowl Management Area comes in off the Great Salt Lake with an aviary that runs out into the bay. Lagoon and its water park, Lagoon-A-Beach, are in town.
Money magazine placed Farmington 14th on its Best Places to Live list in 2013 and 12th in 2011. Those rankings are more than a decade old and I would not move on them, but they were earned on the recreation and the mountains and those have not gone anywhere.
Schools in Chestnut Farms are Eagle Bay Elementary, Farmington Junior High and Farmington High, which opened within about the last five years. All of Davis County sits in Davis School District, the second largest in Utah, around 73,000 students across 59 elementary schools, 17 junior highs and 8 high schools. Ratings are published and easy to look up, and on a relocation I would genuinely rather you read them yourself than take my word.
The numbers, and the pace
166 single-family homes sold in Farmington over the twelve months to September 2026, at a median of $749,950, in a median of 31 days. Prices ran from $365,000 to $3,400,000 and 45 sales cleared a million.
It is the most expensive of the three towns I work, above Kaysville at $655,000 and Centerville at $650,000. Only 7 of the 166 sales came in under $500,000.
31 days matters on a relocation. A shortlist assembled before you fly will be partly fiction by the time you land, so the list needs keeping live rather than sending once.

How I handle an out-of-state move
I will tell you when Farmington is the wrong answer. If your work is at Hill Air Force Base in Layton, Kaysville is closer. If it is in downtown Salt Lake and you want the shortest drive, Centerville is closer still. And if what you want is the very top of the south Davis market, Bountiful and the Eaglewood area of North Salt Lake carry more million-dollar homes than anything north of them.
Video walkthroughs rather than photo galleries, because I have sold multi-million dollar homes to buyers who never walked the property until after closing and I know what a camera has to show for that to be fair to you.
I have sold more than 1,300 homes, the majority seller side, so I know what the listing agent is telling their seller about your offer. Certified Negotiation Expert, a designation few agents hold. Principal Broker, own brokerage, so nothing waits on someone else.
The Buyer Satisfaction Guarantee: not satisfied within 24 months and I will buy the home back or sell it for free. Conditions apply. On a move to a state you do not know, that is not a small thing.
Tell me what is bringing you here and I will give you the honest version. More on the town is on the Farmington page.
Frequently Asked Questions
What should I know about Farmington before I search online?
That I-15 splits it into two housing markets. Cave Hollow east runs roughly $550,000 to $1M; Chestnut Farms and its neighbours west run $1M and up. They are a mile apart on a map, which is why remote searching gives people a wrong idea of what their money does.
Is there public transport into Salt Lake?
Yes. Farmington Station is a UTA FrontRunner stop, beside Station Park. Kaysville and Centerville have none, which matters if you are arriving without a second car.
How expensive is Farmington?
The most of the three towns I work. A median of $749,950 last year against $655,000 in Kaysville and $650,000 in Centerville, with only 7 of 166 sales under $500,000.
Can I buy without visiting?
People do, and I have sold multi-million dollar homes to buyers who never walked the property until after closing. I use video walkthroughs rather than photo galleries for exactly that reason, and the Buyer Satisfaction Guarantee covers you for 24 months. Conditions apply.
Which town should I actually be looking at?
It depends where you work. Hill Air Force Base means Kaysville is closer. Downtown Salt Lake means Centerville is. Rail and trail access both mean Farmington. I will tell you when this is the wrong town.
