Relocating to the Area
Decide by your commute first. Hill Air Force Base means Kaysville, downtown Salt Lake means Centerville, the train means Farmington.
Pick the town by your commute, then look at houses
Almost everyone moving here does it the other way round and wastes a month.
Hill Air Force Base is in Layton. Kaysville is the closest of the three towns to it. If that is where your work is, start there.
Downtown Salt Lake is closest from Centerville, with I-15 and the West Davis Corridor, SR-177, both accessible.
If you want the train, it is Farmington and only Farmington. Farmington Station is a UTA FrontRunner stop beside Station Park. Kaysville and Centerville have none.
Sort that first and the house search gets short.
The things you cannot see from out of state
Farmington is two housing markets split by I-15. Cave Hollow east runs roughly $550,000 to $1M; Chestnut Farms and its neighbours west run $1M and up. They are a mile apart on a map, which is exactly why remote searching gives people a wrong idea of what their money does. Some Cave Hollow addresses even read as west addresses.
Kaysville has no gathered centre. Shops run along 200 North and along Main Street rather than sitting in one place. And none of the town climbs the bench, so there is no trail access from Kaysville itself; the east side becomes Fruit Heights.
Centerville prices below Farmington despite being closer to Salt Lake, because its stock is older and smaller. You are getting a different house for less, not the same house for less.
Locals call the built-on lower slope the bench. You will hear people say they want to live up on it.
The numbers and the pace
Over the twelve months to September 2026, single family only: Farmington 166 sales at a median of $749,950 in 31 days; Kaysville 275 sales at $655,000 in 28 days; Centerville 98 sales at $650,000 in 38 days.
On a relocation, the pace matters as much as the price. In Kaysville, at 28 days, a shortlist built two weeks before you fly is partly fiction by the time you land. In Centerville, at 38, it is more likely to still be real, with the trade that there is less inventory to begin with.
Which is why I keep the list live between visits rather than sending one and hoping, and why I will tell you honestly which properties will still exist when you arrive.

What is actually here
Farmington has Station Park, 62 acres of shopping, restaurants, a Cinemark theatre and a Hyatt Place hotel, plus Lagoon and Lagoon-A-Beach, Farmington Canyon with its trails and waterfall, and the Farmington Bay Waterfowl Management Area with an aviary running out into the bay.
Kaysville has Cherry Hill with its water park, Boondocks, Kaysville Ponds along I-15, Davis High School and Davis Technical College, and the shortest run north to Layton.
Centerville has the largest big-box concentration in this part of the county, which makes setting up a new home considerably easier, and Viewmont High School.
All of Davis County sits in Davis School District, the second largest in Utah with around 73,000 students across 59 elementary schools, 17 junior highs and 8 high schools. Ratings are published and easy to look up, and on a relocation I would genuinely rather you read them yourself than take my word.
How I handle a move from out of state
Video walkthroughs rather than photo galleries. I have sold multi-million dollar homes to buyers who never walked the property until after closing, and I know what a camera has to show for that to be fair to you.
I will also tell you when the town you have decided on is the wrong one. That happens often and it is the most useful thing I do.
More than 1,300 homes sold across my career, the majority seller side, so I know what the listing agent is telling their seller about your offer. Certified Negotiation Expert, a designation few agents hold. Principal Broker, own brokerage. My son Brandon is our licensed buyer specialist, and was working around this business well before he was licensed.
The Buyer Satisfaction Guarantee: not satisfied within 24 months and I will buy the home back or sell it for free. Conditions apply. Moving to a state you do not know, that is worth something.
Tell me what is bringing you here. If you are serving or have served, VA and military buyers covers the base question properly.
Frequently Asked Questions
Which town should I move to?
Decide by commute first. Hill Air Force Base means Kaysville, downtown Salt Lake means Centerville, and wanting the train means Farmington, which has the only FrontRunner stop of the three.
What will mislead me searching online?
Farmington being two housing markets split by I-15, with some Cave Hollow addresses reading as west addresses despite sitting east. Kaysville having no gathered centre and no mountain access. And Centerville pricing below Farmington despite being closer to the city.
Will my shortlist still be valid when I arrive?
Depends on the town. Kaysville's 28-day median means a list built two weeks out is partly fiction on landing. Centerville's 38 days holds up better, with less inventory to begin with.
Can I buy without visiting?
People do. I use video walkthroughs rather than photo galleries and have sold multi-million dollar homes to buyers who never walked the property until after closing. The Buyer Satisfaction Guarantee covers you for 24 months. Conditions apply.
What are homes costing?
Single-family medians over the twelve months to September 2026 were $749,950 in Farmington, $655,000 in Kaysville and $650,000 in Centerville.
