Relocating to Centerville
Decide by your commute first. Hill Air Force Base means Kaysville, downtown Salt Lake means Centerville, the train means Farmington.
If your job is in Salt Lake, start here
Centerville is the closest of the three towns I work to downtown Salt Lake, with I-15 and the West Davis Corridor, SR-177, both accessible from here.
It is also, against what most people expect, the cheapest of the three. 98 single-family homes sold here last year at a median of $650,000, against Farmington’s $749,950 and Kaysville’s $655,000.
The county rule of thumb says prices climb as you approach Salt Lake, which would put Centerville above Farmington. Last year it did not, by nearly $100,000. The reason is housing stock rather than geography: Farmington has spent years building large new homes west of I-15 and Centerville’s stock is older and smaller on average.
So you are not getting the same house for less. You are getting a different house for less, closer to the city. For a lot of people relocating that is precisely the right trade, and it is worth understanding rather than assuming.

The gap, said plainly
Centerville has no FrontRunner stop. Farmington has one at Farmington Station, beside Station Park. Kaysville has none either.
If your plan involves commuting by rail rather than driving, that single fact should send you to Farmington, and I would rather say it in the first conversation than at the end of a search. Everything else on this page assumes you are driving.
Setting up is easy here
The big-box area on the west side of I-15 is the largest concentration in this part of the county: Walmart, Home Depot, Kohl’s, a Super Target, grocery stores, auto repair, car dealerships, a long list of smaller shops, a lot of restaurants and a theatre.
Arriving somewhere new involves an absurd number of trips, and having all of them within a mile of each other for the first month is worth more than it sounds when you are reading this from another state.
Centerville does climb the mountain, unlike Kaysville where none of the town reaches the bench. It is not a trail town the way Farmington is, because Farmington has the canyon, but the slope is there and it is where the views are.
Viewmont High School is in Centerville. My own children went there, and all the South Davis high schools compete against each other, which is a bigger part of life here than people moving in expect. All of Davis County sits in Davis School District, the second largest in Utah with around 73,000 students across 59 elementary schools, 17 junior highs and 8 high schools. Ratings are published and easy to look up; read them yourself.
The pace suits a relocation
Centerville’s median time on market was 38 days, against Farmington’s 31 and Kaysville’s 28. It is the slowest of the three, and on a relocation that is genuinely useful.
A shortlist assembled before you fly is more likely to still be real when you land. You get to see a home twice on the same trip. In Kaysville, at 28 days, properties come and go inside a fortnight and a pre-trip list ages badly.
The counterweight is inventory: 98 sales a year is the thinnest of the three, so there is less passing through in the first place. More time to decide, fewer things to decide between.
If what you want is new and larger, it exists in North Centerville, where the town is building into South Farmington. That band is changing fastest and carries numbers most people do not associate with Centerville. I sold 2136 North 725 West up there for $1.17M, and the town recorded the highest single sale of the three last year at $5,500,000.
How I handle an out-of-state move
I will tell you when Centerville is the wrong town. Hill Air Force Base means Kaysville is closer. Rail commuting or trail access means Farmington.
Video walkthroughs rather than photo galleries, because I have sold multi-million dollar homes to buyers who never walked the property until after closing.
Centerville has been one of my most active towns this year. More than 1,300 homes across my career, the majority seller side, so I know what the listing agent is telling their seller about your offer. Certified Negotiation Expert, a designation few agents hold. Principal Broker, own brokerage. My son Brandon is our licensed buyer specialist, and was working around this business well before he was licensed.
The Buyer Satisfaction Guarantee: not satisfied within 24 months and I will buy the home back or sell it for free. Conditions apply.

Frequently Asked Questions
Is Centerville a good commute into Salt Lake?
It is the closest of the three towns I work, with I-15 and the West Davis Corridor, SR-177, both from here. What it does not have is a FrontRunner stop, so the commute assumes driving.
Why is Centerville cheaper than Farmington?
Housing stock rather than location. Farmington has been building large new homes west of I-15 for years and Centerville's stock is older and smaller. The medians were $749,950 and $650,000 last year.
Will my shortlist still be valid when I arrive?
More likely here than in the towns north. Centerville's median was 38 days against Kaysville's 28. The trade is less inventory overall: 98 sales a year against Kaysville's 275.
Where is the newer housing?
North Centerville, where the town is building into South Farmington. That band is changing fastest. I sold 2136 North 725 West up there for $1.17M, and Centerville had the highest single sale of the three towns last year at $5,500,000.
Can I buy without visiting?
People do. I use video walkthroughs rather than photo galleries and have sold multi-million dollar homes to buyers who never walked the property until after closing. The Buyer Satisfaction Guarantee covers you for 24 months. Conditions apply.
