Buying a Home in Centerville
Pick the right town before the right house. Farmington, Kaysville and Centerville are three different markets and the difference decides more than any listing will.
Why the Centerville median reads lower than it lives
Centerville sits between Farmington and Bountiful, closer to Salt Lake than either town north of it, and its median came in below Farmington’s last year. Most people read that as a statement about the town. It is not.
98 single-family homes sold in Centerville at a median of $650,000, against Farmington’s $749,950. The gap is housing stock, not desirability. Farmington and Kaysville have spent years adding large new construction, and new construction pulls a median up. Centerville is largely built out, so its median describes an older and more varied set of homes.
Look at the top of the market instead and the picture inverts. Centerville recorded the highest single sale of the three towns I work last year, $5,500,000, above anything Farmington or Kaysville registered. The east bench is where that lives: west of 400 East is the base of the market, east of 400 East steps up, and 800 East and beyond is meaningfully more expensive.

Tell Me What You Are Looking For
The pace gives you room
Centerville’s median time on market was 38 days, against Farmington’s 31 and Kaysville’s 28. It is the slowest of the three towns I work.
For a buyer that is the good news on this page. You get time to see a home twice, to think about it overnight, to compare it against something else before it disappears. In Kaysville, at 28 days, properties come and go inside a fortnight.
The counterweight is inventory. 98 sales a year is the thinnest of the three, so there is simply less passing through. More time to decide, fewer things to decide between.
Two reasons people buy here specifically
The commute. Centerville is closer to downtown Salt Lake than Farmington or Kaysville, with I-15 and the West Davis Corridor, SR-177, both accessible from here. If you are in the city most days, that is real time back every week.
Everything in one place. The big-box area on the west side of I-15 is the largest concentration in this part of the county: Walmart, Home Depot, Kohl’s, a Super Target, grocery stores, auto repair, car dealerships, a long list of smaller shops, a lot of restaurants and a theatre.
The honest counterweight: no FrontRunner stop. Farmington has one at Farmington Station beside Station Park. If the plan involves commuting by rail rather than driving, that single fact should probably send you one town north, and I would rather say it now than at the end of a search.
Centerville does climb the mountain, unlike Kaysville where none of the town reaches the bench. It is not a trail town the way Farmington is, because Farmington has the canyon, but the slope is there.
Viewmont High School is in Centerville. My own children went there, and all the South Davis high schools compete against each other, which turns out to be a bigger part of life here than people expect. All of Davis County sits in Davis School District, the second largest in Utah with around 73,000 students. Ratings are published and easy to look up; read them yourself rather than taking an agent’s word.
Where the town is changing
North Centerville and South Farmington are building into each other, and the gap between the two cities is filling in with new construction. 200 East, also called Main Street, runs south out of Farmington and keeps the same road under a different name once it crosses the line.
That band carries the numbers most people do not associate with Centerville. I sold 2136 North 725 West for $1.17M up there, and Centerville recorded the highest single sale of the three towns last year at $5,500,000, on only 12 sales above a million.
So if what you want is new and larger, it exists here, it is concentrated in one part of town, and there is not much of it.
How I represent you
Centerville has been one of my most active towns this year. Across my career I have sold more than 1,300 homes, the majority of them seller side, which is an unusual thing for a buyer’s agent to lead with and exactly why it helps: I know what the listing agent is telling their seller about your offer, because I have been that agent for decades.
I am a Certified Negotiation Expert, a designation few agents hold, and a Principal Broker who owns his brokerage. My son Brandon is our licensed buyer specialist and has been around this business far longer than his licence, starting out inspecting HUD and bank-owned properties.
The Buyer Satisfaction Guarantee: if you are not satisfied within 24 months, I will buy the home back or sell it for free. Conditions apply.
If you have a home to sell first, start with what it is worth. Tell me what you are looking for and I will tell you honestly whether Centerville is the right town. More on it is on the Centerville page.
Frequently Asked Questions
Why is Centerville's median lower than Farmington's?
Housing stock rather than location. Farmington has spent years adding large new homes west of I-15, and new construction pulls a median up. Centerville is largely built out. The medians last year were $749,950 and $650,000, and yet Centerville recorded the highest single sale of the three towns I work at $5,500,000.
How much time will I have to decide on a home?
More than in the towns north. Centerville's median was 38 days against Farmington's 31 and Kaysville's 28. The trade is that there is less inventory: 98 sales a year against Kaysville's 275.
Is there a train station in Centerville?
No. Farmington has a FrontRunner stop at Farmington Station. If you were planning to commute by rail, that should probably send you one town north.
Where is the new construction?
North Centerville, where the town is building into South Farmington. That band carries the numbers people do not associate with Centerville. I sold 2136 North 725 West up there for $1.17M.
What does Centerville actually cost?
A median of $650,000 over the twelve months to September 2026, with 12 sales above a million dollars and a top sale of $5,500,000, the highest of the three towns I work. The east bench runs well above the town median.
