Buying a Home

Pick the right town before the right house. Farmington, Kaysville and Centerville are three different markets and the difference decides more than any listing will.

Start by picking the right town, not the right house

Most buyers here start with listings and work backwards to a town. It is the wrong order, because the three towns I work are genuinely different markets and the differences decide more than any individual house will.

Over the twelve months to September 2026, single family only:

Farmington: 166 sales, median $749,950, 31 days. The most expensive of the three. Only 7 sales came in under $500,000.

Kaysville: 275 sales, median $655,000, 28 days. The most choice by a distance and the fastest market. 52 sales cleared a million dollars, the most of the three.

Centerville: 98 sales, median $650,000, 38 days. The smallest of the three and the closest to Salt Lake, sitting between Farmington and Bountiful. It recorded the highest single sale of the three last year at $5,500,000.

The four facts that actually decide it

Where you work. Hill Air Force Base is in Layton, and Kaysville is closest to it. Downtown Salt Lake is closest from Centerville. Farmington is in between and has the only train.

Whether you need the train. Farmington Station is a UTA FrontRunner stop beside Station Park. Kaysville and Centerville have none. If you intend to commute by rail this decides the town on its own.

Whether you want the mountain. Farmington has Farmington Canyon with trails, a road up it, Farmington Pond and a waterfall. Centerville climbs the slope but has no canyon. None of Kaysville reaches the bench at all; the east side becomes Fruit Heights.

Your budget. Under $500,000 and Farmington is genuinely hard, with 7 qualifying sales in a year. Kaysville had 52.

Sort those four and the house search gets considerably shorter.

The local knowledge that does not show up online

I-15 splits Farmington into two housing markets. Cave Hollow east runs roughly $550,000 to $1M; Chestnut Farms and its neighbours west run $1M and up. Some Cave Hollow addresses read as west addresses even though the neighbourhood sits east, which quietly breaks map-based searching.

Kaysville has a southwest corner of large homes on large lots that trades separately from the rest of the town: Sunset Equestrian Estates with its equestrian centre, Mountain Vistas in West Kaysville, acre-plus lots around Mutton Hollow.

Centerville prices below Farmington despite sitting closer to Salt Lake, because its housing stock is older and smaller. And North Centerville, where the town is building into South Farmington, carries numbers most people do not associate with Centerville at all.

Locals call the built-on lower slope of the mountain the bench. You will hear it.

How I represent a buyer

I have sold more than 1,300 homes across my career, the majority of them seller side. That is an odd thing for a buyer's agent to lead with and it is exactly why it helps you: I have spent decades on the other side of these negotiations and I know what the listing agent is telling their seller about your offer.

I am a Certified Negotiation Expert, a designation few agents hold. I am a Principal Broker and I own my brokerage, so nothing in your transaction waits on someone else's sign-off. My son Brandon is our licensed buyer specialist and has been around this business far longer than his licence, starting out inspecting HUD and bank-owned properties.

The Buyer Satisfaction Guarantee: if you are not satisfied within 24 months, I will buy the home back or sell it for free. Conditions apply.

And I will tell you when the town you are set on is the wrong one. That happens more often than you would expect and it is the most useful thing I do.

If you have a home to sell first

Most purchases here are also a sale, and the sequencing is where people get caught. Sell first and you know exactly what you have but may move twice. Buy first and you carry two payments. We work it out on paper with your real numbers before anything is committed.

Start with what your current home is worth. If you are moving up, trading up covers it. Moving from out of state is relocation, and if you are serving or have served, VA and military.

Tell me what you are looking for and I will tell you which town actually fits. The main page covers how I work.

Frequently Asked Questions

Which town should I buy in?

It comes down to four things: where you work, whether you need the train, whether you want trail access, and the kind of home you want. Hill Air Force Base favours Kaysville, downtown Salt Lake favours Centerville, rail and trails both mean Farmington, and the kind of home you want decides the rest. Above a million dollars all three have real inventory: 45 sales in Farmington last year, 52 in Kaysville, 12 in Centerville.

What do homes cost across the three towns?

Over the twelve months to September 2026, single-family medians were $749,950 in Farmington, $655,000 in Kaysville and $650,000 in Centerville.

Which market moves fastest?

Kaysville at a 28-day median, then Farmington at 31, then Centerville at 38. Kaysville also has the most volume, 275 sales against 166 and 98.

Why does a listing agent's experience help me as a buyer?

Because I know what the agent on the other side is telling their seller about your offer. I have been that agent for decades across more than 1,300 sales, and knowing how an offer is received is most of how one gets accepted.

What if I buy the wrong home?

The Buyer Satisfaction Guarantee: if you are not satisfied within 24 months, I will buy the home back or sell it for free. Conditions apply.
