Buying a Home in Kaysville

Pick the right town before the right house. Farmington, Kaysville and Centerville are three different markets and the difference decides more than any listing will.

The most choice and the least time to decide

Kaysville had 275 single-family sales over the twelve months to September 2026, more than Farmington’s 166 and Centerville’s 98 put together. The median was $655,000.

It also had the fastest market of the three, a 28-day median.

Those two facts work against each other in practice. More inventory means more to choose from, and a faster market means less time to choose. A home that appears on Tuesday can be gone by the following week, so a leisurely shortlist is not a strategy here.

The practical answer is to be financing-ready and decision-ready before you start rather than partway through, and to have somebody watching the market between your visits rather than only during them.

The two Kaysvilles

The southwest corner is the one people mean when they talk about Kaysville money. Large homes on large lots, running roughly $1M to $2M and above. 52 Kaysville homes sold above $1 million last year, more than Farmington managed, and the $1.5M to $2M band moved in a median of 9 to 12 days across 15 sales.

Sunset Equestrian Estates is the centre of it: south Kaysville, west of I-15, with an equestrian centre inside the neighbourhood and lots large enough to keep horses on some properties. Mountain Vistas sits north of it in West Kaysville, around 200 North between Flint and Angel Street. Around Mutton Hollow, homes sit on acre-plus lots.

The rest of Kaysville is more ordinary suburban stock, which is why the town median sits at $655,000 while the southwest corner trades well above it. 52 sales cleared a million dollars last year, the most of the three towns I work, and the top was $2,485,000.

What Kaysville is and is not

It is a bedroom community and that is what people are choosing rather than tolerating.

There are shops, strung along 200 North east of I-15 and along Main Street from the high school north to the Layton border. What there is not is a single centre where they are all gathered. Farmington has Station Park for that, ten to fifteen minutes away.

Cherry Hill is here, with a water park, a lazy river and pools. Boondocks has bowling, an arcade, batting cages and bumper boats. Kaysville Ponds, four of them, sit on the west side right along I-15, stocked with trout, bass and catfish. Davis High School is in town and so is Davis Technical College.

None of Kaysville climbs the bench. Drive east and you cross into Fruit Heights, which runs from North Farmington up to Layton and takes the foothills with it. If trails at the end of the street are part of the plan, Farmington has Farmington Canyon and Kaysville has no equivalent. That one fact should probably decide between the two towns for some buyers, and I would rather say it before you tour than after you move.

Layton is closer from here than from Farmington, which matters for shops, theatres and Hill Air Force Base. VA and military buyers covers that properly.

How I represent you

30 Kaysville sales, and more than 1,300 homes across my career, the majority of them seller side. That is unusual for a buyer’s agent and it is the reason I am useful to you: I have spent decades on the other side of these negotiations and I know what the listing agent is telling their seller about your offer.

I am a Certified Negotiation Expert, a designation few agents hold, and a Principal Broker who owns his brokerage. My son Brandon is our licensed buyer specialist and has been around this business far longer than his licence, starting out inspecting HUD and bank-owned properties.

The Buyer Satisfaction Guarantee: not satisfied within 24 months and I will buy the home back or sell it for free. Conditions apply.

If you have a home to sell first, start with what it is worth, and trading up in Kaysville covers the sequencing. Tell me what you are looking for. More on the town is on the Kaysville page.

Frequently Asked Questions

How much do homes cost in Kaysville?

275 single-family homes sold over the twelve months to September 2026 at a median of $655,000, and 52 of them sold above $1 million, the most of the three towns I work. The top sale was $2,485,000. The southwest corner trades well above the town figure.

Is there more choice in Kaysville than Farmington?

Considerably. Kaysville had 275 sales last year against Farmington's 166 and Centerville's 98. It is also the fastest market of the three at a 28-day median, so more choice comes with less time to decide.

Where are the expensive homes?

The southwest corner. Sunset Equestrian Estates, south Kaysville west of I-15, with an equestrian centre and large lots. Mountain Vistas sits north of it in West Kaysville. Acre-plus lots around Mutton Hollow.

Can I hike from Kaysville?

Not from the town itself. None of Kaysville climbs the bench; the east side becomes Fruit Heights. Farmington has Farmington Canyon with trails and a road up it. If that is part of why you are moving, it should probably decide the town.

Is Kaysville good for a Hill Air Force Base commute?

It is the closest of the three towns I work. Hill is in Layton, and Layton sits closer to Kaysville than to Farmington or Centerville.
